COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Please add to the site plan sheet one, the legal description of the parcel.

2. Please revise under the site data block, the zoning building setbacks as follows. The required building setback for the front street is the greatest of 20 feet or one and one-half the height of the structure from the property line. The building setback for the side street is ten (10) feet from the property line.

Add the proposed building setback from the Tenth Avenue property line.

3. Per the standard and handicap vehicle parking details as shown and dimensioned the width of the PAAL area will be reduced to 22 feet. The standard space is dimensioned at 18 feet in length and the handicap space is dimensioned at 20 feet. The PAAL width as depicted per keynote 13 indicates that a 24 feet wide PAAL is to be provided. If the handicap vehicle parking space is to be 20 feet long the PAAL will not be 24 feet wide. Please provide a string dimension that covers from the east to the west property line. I don't believe that what is depicted on the plan will work correctly.

4. A sidewalk must be provided from the Tenth Avenue right-of-way to the site. The sidewalk must connect to the onsite pedestrian circulation path. (Per DS 2-08.4.1.A, at least one sidewalk will be provided from each street on which the project has frontage.)

5. If applicable indicate graphically the location of existing or proposed signage including billboards. The location, size and type of signage must be indicated.

6. Demonstrate maneuverability into the loading zone. Based on the location of the loading zone it appears that it would be difficult to maneuver a tractor-trailer (55 footer) into the loading zone.

The loading zone as shown on the plan encroaches into the PAAL area. Please revise as required.
