Please address the following review comments prior to the next submittal. Site Plan: 1. The Drainage report and Grading plan were reviewed for Site Plan purposes only. A separate grading submittal is required for the issuance of a grading permit. 2. Please provide adjacent property grades for review in accordance with in 2000 IBC section 13 concerning fills. 3. Provide an agreement with the Solid waste management for curbside service. 4. It appears that the curb return with the 25' radii at the west entrance will interfere with the adjacent property owners frontage. A concrete apron per COT SD 206 would solve the situation. Please address. 5. In order to omit compliance with the P.C.D.O.T & F.C.D, C.O.T. stormwater detention/retention facilities required in a balanced basin, the project must adhere to the recommendations of the drainage report on page 7. In particular to depressing landscaped areas a maximum 6" for water harvesting techniques and this includes the recreation and BBQ area at the south end of the project. Also add a note indicating drainage blocks in the wall per the report. 6. A private improvement agreement may be necessary for work performed within the Right-of-way. Contact Department of transportation at (520) 791-4249 for information. 7. A DSMR request is required for any construction in the future sight visibility triangle. 8. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W. 9. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S 3-01.4.4. 10. Dimension from street monument lines etc. per D.S. 2-02.1.19. 11. List the consulting engineer and the owner/developer on the plans with the pertinent information. 12. Correct the property address on the plans. 13. Provide benchmark based on C.O.T Datum, including City field Book and Page number. LUC Table 3.7.2-I Revise all drawings and keynotes to meet the requirement. The refuse area must also be screened from view of properties to the north and south. Canopy trees are required for the vehicular use area. See LUC 3.7.2.3. for compliance options. Appropriate inorganic dust control material is required for the area between the property line and the street curb/edge of travel lane. LUC 3.7.2.4.A.3 Revise plans to specify appropriate materials for the right of way area. A stamp has been added to the site/landscape plans that outlines the requirement to screen mechanical equipment. Utility services must also be screened completely from the street.
