COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. The drawing should be drawn at an engineering scale no smaller than 1"=40'. Please review all dimensions. Although drawings are typically not to be scaled after reproduction, the dimensions as indicated do not scale correctly. Please revise as required and use an engineering scale.

2. The location map must cover one square mile and must be drawn at a scale of 3"=1 mile. Add the section township and range numbers.

3. Per an onsite inspection prior to review of this plan it was noted that an existing accessory structure on the north side of the existing dwelling was not shown on the plan. Please add the structure to the plan and dimension. The location of the house or structure, which is located on the parcel adjacent to the north of this site, appears to be encroaching on the property. Please clarify if this is so and draw the footprint of the structure on the plan. The outline of the building including overhang closest to the property line should be drawn. The entire footprint does not have to be indicated.

4. Vehicle parking spaces must be provided with wheel stops or barriers when placed adjacent to buildings, fences, property lines or landscape borders. The wheel stops must be placed two and one-half (2-1/2) feet from the front of the parking space. See DS 3-05.2.3.C.1, .2, .3. Provide a vehicle and bicycle parking calculation. The vehicle parking is based on the number of bedrooms per unit. The bicycle parking is based on the total number of vehicle parking spaces provided. Please add the calculations as required.

The minimum width for a two way PAAL is 24 feet. (A sidewalk may not be included within the PAAL as shown on this plan.)

Sidewalks or pedestrian refuge areas may not be located between any motor vehicle parking space and the PAAL providing access to that space. The proposed location of the crosswalk must be relocated. The required sidewalk must be physically separated from the vehicular use area. See DS 2-08.4.1

5. Please dimension the bicycle parking facility and demonstrate compliance with DS 2-09. (A minimum of 2 class two bicycle parking spaces are required.)

7. The pedestrian circulation as noted in comment 4 does not meet compliance. Please revise. The location of the bicycle parking facility cannot be verified for compliance without dimensions or detail. The bicycles may not be parked on the sidewalks. The sidewalks may be used as a maneuvering area only.

A minimum of five feet maneuvering in front of the facility is required, See DS 2-09. The vehicular use area does not meet compliance as shown on the plan, please revise as required.


The pedestrian circulation from the street sidewalk also does not meet compliance per DS 2-08.4.1. Please revise as required.
