Kenyon Dr. Site Plan Review (1st review) TRANSMITTAL: March 7, 2002 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. The property address must be added to the title block. DS 2-02.1.A.3 2. A small, project-location map must be provided, drawn at a scale of 3" = 1 mile. If possible, the map should be located in the upper right corner of the sheet. On multiple sheet drawings, the map will be located on the first sheet of the plat. The location map will provide the following information. A. Show the subject property approximately centered within a one (1) square mile area. B. Identify conditions within the square mile area, such as major streets, major watercourses, and railroads. C. Section, township, and range; section corners; north arrow; and the scale will be labeled. D. The City's jurisdictional limits must be shown, if within the mapped area. DS 2-02.2.1.A.4 3. The last approved and stamped site plan was to have been submitted with the new plans. The plans were approved to submit for review with the understanding that the last approved site plans would be included with the package. As a result verification of the permits for the existing modular structures could not be made. Therefore this plan has been reviewed for full code compliance. Based on the square footage of the modular structures and the square footage of the proposed addition the expansion ratio is greater than 25% and the site must meet full code compliance. Expansions are cumulative as of the last full code compliance. All building setbacks, parking area PAAL's, building heights, etc must be added to the plan. The expansion ratio calculation must be revised to reflect the actual cumulative expansion as of the last full code compliance review and approval. Off-street parking, including fully dimensioned layout, location, parking spaces' size and number, and typical dimensioned parking space details for both handicapped and standard spaces, together with access thereto must be shown. (The parking areas must be shown on the plan and dimensioned.) DS 2-02.2.1.A.6 and DS 2-02.2.2.A.8 4. Off-street bicycle parking, including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage must be added to the plan. The bicycle parking must meet the requirements of development standards 2-09. DS 2-02.2.1.A.9 5. A sidewalk from the Pantano Road right-of-way that connects to the onsite pedestrian circulation must be provided. If the sidewalk as required is existing please show the location, annotate, and dimension. DS 2-02.2.1.A.12 and DS 2-08.4.1.A 6. Clarify what the new loading zone will be used for. If the loading zone is to be by large vehicles the maneuvering area into the loading zone must be demonstrated. DS 2-02.2.1.A.14 7. If applicable, all existing or proposed freestanding lighting layout and type must be shown. DS 2-02.2.1.A.25 8. Refer to Landscape review comments regarding requirements for landscape borders, screening and NPPO. DS 2-02.2.1.A.27 9. The Board of Adjustment variance as noted on the plan (C10-01-36) has expired. Contact Wayne Bogdan (Planning Department) at 791-4541 for an extension. A copy of the B of A decision letter must be included with the next site plan submittal. The case number, date of approval, and the conditions of approval must be listed on the plan. DS 2-02.2.1A.38 10. Please include in the lot coverage calculation the square footage of the vehicular use area and any applicable accessory structures. DS 2-02.2.2.A.3 11. Add the bicycle parking calculations to the zoning data block. DS 2-02.2.2.A.4 12. As previously noted the expansion calculation has not been verified. Please provide all previous approved site plans and or permits as of the last full code compliance approval. Please address the following review comments prior to the next submittal. Site Plan: 1. It appears that the section of Kenya south of the project is not in the Major street and routes plan. 2. The sight visibility triangle at the west entrances on Kenyon Drive are not shown per D.S. 3-01.5.0 and the future sight visibility triangles for Pantano Rd. must be drawn assuming the Major Streets and Routes criteria (check R/W width). 3. It appears that the Refuse service vehicle may have difficulty exiting the site per 6-01.0 and the Solid Waste Guidelines attached. 4. It is recommended but not required, that a 10'x10x6" thick concrete apron be placed in front of the refuse container due the weight of the service vehicle. 5. A private improvement agreement may be necessary for work performed within the Right-of-way. Contact Department of transportation at (520) 791-4249. 6. Please list the cut and fill per D.S. 2-02.17. 7. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways and utility lines per D.S. 2-02.2.1.21. 8. Please clarify what is existing and proposed. 9. Add to general notes "Maximize water harvesting by depressing landscaped areas a maximum 6". 10. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks.
