Revise the MS&R right of way location as necessary on the landscape plan. The landscape border must be located based on the MS&R ROW line. LUC 3.7.2.4. Required elements of the irrigation plan include source of water, location of water meter and backflow-preventer. DS 2-07 Screening is required per LUC Table 3.7.2-I for the parking areas located within 100 feet of Nogales Highway. Screens may only be located within street landscape borders if all of the provisions of LUC 3.7.3.2.C are met. Screens may not obscure the view of the landscape border form the street. LUC 3.7.3.2.B Clearly depict and label all screening. DS 2-07.2.2. Additional trees are required for the northern interior landscape border. 1/33 feet is required (9 total). Trees are also required within the vehicular use area. Revise the landscape plan to provide the required trees. Please show how minor flows from Nogales Hwy are to be handled and how the South to North flows adjacent to the highway are maintained. 7. Earthwork Quantities should also be noted on the Paving/Grading Plan SHT #2. |
