COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Off street Parking is based on the principle use of the property. Please revise the parking calculations to reflect that the parking has been calculated on the principle use of Wholesaling. See page 228 in the Land Use Code for the specifics. (Although sufficient parking has been provided based the calculation as shown on the plan the calculation should the actual ratio.)

2. Bicycle parking is based on eight (8%) percent of the number of provided vehicle parking spaces. Per LUC section 3.3.3.5, if the calculated number of bicycle parking spaces is less than two (2), the number of bicycle parking spaces required is two (2). Revise the bicycle parking calculation to state that two (2) bicycle spaces are required and two (2) will be provided. Both spaces may be class two facilities. Show and dimension the bicycle parking facility on the plan. The facility must meet the requirements of D.S. 2-09. If the facility is not visible from the street signage directing the cyclist to the facility must be provided.

3. If applicable, indicate on the plan the location, type and size of any existing or proposed freestanding signage, including billboards.

04/23/2002 JOE LINVILLE LANDSCAPE REVIEW Denied All areas of the site, if not developed, landscaped or reseeded must be treated with an appropriate inorganic materal. Revisions to the plan are required where natural dirt is indicated on sheets C-1, C-2, and L-1. LUC Sec 3.7.2.7. This requirement also applies to the detention basin. See aditional comments related to required basin landscaping.

The right of way area between the street property line and the street curb or edge of street paving must also be treated with an appropriate inorganic dust control material, such as decomposed granite. LUC Sec 3.7.2.4.A.3 Revise the plans to provide the required treatment. The site plan currently indicates natural desert shrubs wher none exist. Revise the notation as necessary.

Retention basins are required to be landscaped per DS 10-01.0. aka the Stormwater Detention/Retention manual.
Minimum standards include: 20 trees per acre, two shrubs per each tree, groundcover plantings and seeding and inert materials. LUC Sec 3.7.4.3. Revise the plans to comply with the development standard.
