General Comments

1. A Flood Use Permit is required prior to Grading Plan approval.

Site Plan Comments

1. Show FEMA floodplain limits on the plan. DS 2-02.2.1.A.15

2. The road leading to the church building must be paved. See Development Standard DS 3-01.3.1 for minimum requirements.

3. The parking areas (PAALs) must be surfaced with either asphaltic concrete, cement concrete, or a penetration treatment of bituminous material and seal coat of bituminous binder and mineral aggregate. Tucson Land Use Code 3.3.7.3

4. The proposed disturbance area is greater than 1 acre. NPDES requirements apply. Contact Patricia Gilbert, 791-5550 for submittal requirements. The NPDES submittal must accompany the next submittal of the Grading Plan.

5. Show the Detention/Retention basin in the SE corner of the property.

6. The Detention/Retention basin on the approved Site Plan shows a retention volume of .33 and a WSEL of 24.36. The submitted plan shows .27 and 22.87. Correct.

7. Show the radius of the turn into the new parking area. Minimum radius is 18 ft. DS 3-01.Figure 6

8. Show the limits of the Natural Set Aside Areas on the plan. It is apparent that the new parking area encroaches into a Natural Set Aside Area. The new parking area must be redesigned so as not to encroach into this area.

9. All new development must provide on-site refuse storage, collection, and pickup area with service access from within the tract. Provide a solid waste collection area. See DS 6-01 for specific solid waste requirements. The proposed roadway does not allow for a solid waste turn-around area. Please correct. Obtain written approval from John Clark at the Department of Solid Waste Management, 791-5543.

10. Permanent dead end streets must be designed with an adequate turnaround at the dead end. For turnaround details see DS 3-01 Figures 20, 21, and 23. Provide.

11. The proposed dead end street exceeds 600 ft. in length. The portion of the dead-end street nearest the connecting street must have a minimum of 36 ft. of pavement for a distance equal to the total length of the dead-end street less 600 ft. DS 3-01.6.2.4

12. The proposed dead-end street must have Fire Department approval. DS 3-01.6.2.3

13. Place a note on the plan that all roof downspouts will be routed under any adjacent sidewalk. Sidewalks must be flood free for up to the ten year event. DS 2-08.4.1.E

CODE SECTION/ DEVELOPMENT STANDARD

1. Per LUC Sec. 3.3.7.3, all vehicular use areas must be surfaced with asphaltic concrete, cement concrete, or a penetration treatment of bituminous material and seal coat of bituminous binder and mineral aggregate.

2. Please note the SCZ case number and date of approval on SCZ note number one (1) sheet 1of 1. In addition, note the SCZ case number in the lower right corner of each sheet on all plans.

3. Please add general note 19 on the last approved site plan to the revised site plan.

4. The new row of parking spaces located northeast of the existing building requires a back-spur. Refer to D.S. 3-05.2.2.D for design criteria.

5. Under the legend block, revise the statement: new concrete per "PC standards" to "COT Standards."

6. If a Board of Adjustment Variance is applied for, please note the case number, date of approval, variances granted, and any conditions imposed on the plan.

7. All requested changes must be made to the site and landscape plans.
