Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed.
SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN

1. Provide a site plan indicating the location of all structures on the property.

2. Provide dimensions from all structures to property lines, and show distances between all structures.

3. Indicate dimensions of all property lines and all easements.

4. Indicate the location of gas, water, electric and sewer or septic lines on the property, and where they enter the building. Provide the location of your water meter and septic system if it exits.

FLOOR PLAN:

1. Provide all window sizes and types, and designate the operable portion of windows, as well as the locations of tempered glass per R308.4.

2. Show compliance with R310 providing egress from bedrooms:
a. Maximum sill height of 44".
b. Minimum net clear area of opening of 5.7 s.f.
c. Minimum net clear dimensions of opening of 24" height by 20" width.

3. Demension addition ,rooms closet , windows doors ect. Ect.

FOUNDATION PLAN:

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used, per Table R401.4.1, a soils report is not required. It is up to the designer/homebuilder to be aware of the soil conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect soils report recommendations.

2. Dimension the stem wall thickness, footing width thickness and depth into undisturbed soil for each footing type and condition, per Table R403.1.
- 16" minimum; conventional light frame/wood/metal

1. Locate and specify all anchor bolt spacing and post anchors on the foundation plan.

2. All foundation hold downs and anchor bolt spacing for shear walls shall be specified and located.


STRUCTURAL PLANS:

1. Specify design criteria on plans: Values for floor dead load and live load, roof dead load and live load.

2. Completely detail all connections and cross-reference to the foundation and framing plans:
- Trrafter to top plate
- Rater to existing wall

3. Note and detail tie straps, framing anchors and joist hangers by type, size and required attachment to framing members.

SECTIONS - DETAILS - MISC. NOTES:


1. Provide a building cross-section.

2. Wood sill plates shall be foundation grade redwood or pressure-treated wood, per R324.

3. Cross-sections shall be cross-referenced to the floor plan and framing plans.

Provide bracing details and notes for exterior frame walls and main cross-stud partitions, or use fully-braced, per R602.10.3. A minimum panel width of 48" is required to effectively brace the partition. See Table R602.10.3, Category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plans examiner. Wind forces for single story residences shall use 90 mph, Exposure "B".

ELEVATIONS:

1. Note and specify all roof slopes appropriate to material (see R905).

2. For thincoat stucco systems over foam board, note and specify the ICBO evaluation report number, system name and manufacturer. Note and specify the vapor barrier.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with Chapters 12 through 24, 2000 IRC.

2. The dwelling must be provided with heating capable of maintaining a room temperature of 68 degrees at a point 3' above the floor, per R303.6. show size and location of ducting.

ELECTRICAL PLANS:

1. Note on plans: Electrical work shall comply with Chapters 33 through 42, 2000 IRC.

2. Where ceiling fans are shown on the plans, provide a note indicating that only approved outlet boxes shall be used, per E3805.

3. Smoke alarm required in bedroom and room leading to bedroom.

4. Outlet required 6' from door or opening and 12' o.c. therafter . clarify.

MODEL ENERGY CODE:

1. Provide Energy Calculations per IECC, or comply with IRC Chapter 11.

2. Call out on the plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.
