Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed.
SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLAN:

1. Note that bath tub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.

STRUCTURAL PLANS:

1 Show details for interior bearing l non-bearing conditions.

2. Indicate and note post sizes, double or triple studs, and coordinate with foundation plan.

SECTIONS - DETAILS - MISC. NOTES:

1. On standard detail sheets, cross out all details that do not apply or are not used. 2x6 ext. wall?

2. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is built. Detail submitted doesn't match elevations

3. Detail and note all masonry wall reinforcement per R606.11.2.2.3. top of wall -elevation parapet- series don't match

4. Cross-sections shall be cross-referenced to the floor plan and framing plans.

ELEVATIONS:

1. Note and specify all roof slopes appropriate to material (see R905).

PLUMBING PLANS:

1. Note on plans: Plumbing shall comply with Chapters 24 through 30..

2. Provide pressure and temperature relief valve at water heater, per P2803.

3. Waste line inadequate 3" line must be 4" after 4 w/c

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with Chapters 12 through 24, 2000 IRC.

ELECTRICAL PLANS:

1. Note on plans: Electrical work shall comply with Chapters 33 through 42, 2000 IRC.

2. Indicate the location of convenience outlet and light switch for attic heating and air conditioning equipment, per E3801.11 and E3803.4.

3. Add the following note: "All dwellings for which permits are issued after January 1, 2002 shall be provided with ARC-fault circuit interrupter protection per NEC Article 210-12."
