CODE SECTION/ DEVELOPMENT STANDARD 1. a) Since this is a less than 25% building area expansion, compliance with LUC 3.3.3 is required for the proposed expansion. One (1) vehicle parking space is required for this expansion. The parking space and PAAL leading to that space must meet be paved, striped and landscaped per code requirements. A pedestrian path is required from the building to the parking space as required in D.S. 2-08. Refer to LUC 3.3.7.2 for vehicle parking space and PAAL dimensions, LUC 3.3.7.3 for surfacing requirements and LUC 3.7 for landscape requirements. b) The last approved site plan (dated 1994) does not show a drive- through lane on this site. Provide documentation which indicate that drive-through lanes have been approved by the City of Tucson. If documentation cannot be provided, the drive-through lane will have to comply with current code requirements. Refer to D.S. 3-05.2.1.C.2 for requirements. 2. Revise building height note under setback information block on sheet C1 to state "Maximum allowed building height: 40 feet." In addition, note the proposed building height of the storage addition. D.S. 2-02.2.1.A.6 3. If applicable, provide a detail of existing and/or proposed free-standing signage and outdoor lighting on the site plan. D.S. 2-02.2.1A.13 4. Label and dimension existing and future right-of-way for St. Mary's Road. Per the Major Streets and Routes (MS&R) Plan, St. Mary's Road has a 100' future right-of-way. D.S. 2-02.2.1.A.19 5. If applicable, all existing or proposed easements must be shown on the plan including width, type, and recording docket and page reference. D.S. 2-02.2.1.A.20 6.
