Please include a letter with the next submittal addressing how all the engineering and floodplain comments have been addressed. 1. A copy of the stamped approved Development Plan must be included with the Grading Plan submittal. A copy of the approved Drainage Report must be included with the Grading Plan submittal. 2. The Development Plan is currently in the review process. Any changes made to the Development Plan must be reflected on the Grading Plan. The Development Plan and Grading Plan must match. 3. A Flood Use Permit is required prior to Grading Plan approval. 4. Proposed grading in excess of 5,000 yards is designated "engineered grading" and a Soils Engineering Report is required. Provide. IBC Chapter 36 Section 9.3 5. The existing contour lines on the plan are discontinuous. It is not possible to discern existing elevations. Either make the lines continuous or label each section of line with an elevation. IBC Chapter 36 Section 9.4.2 6. Proposed fills in excess of two feet above existing grade at any location in the outer one hundred feet of the developing site adjacent to residentially zoned property require the procedure outlined in IBC Chapter 36 Section 13.1. The process must be complete prior to Grading Plan approval. Because the existing contour lines on the plan are discontinuous it can not be determined whether or not this ordinance applies (see comment 5 above). 7. Show a length dimension for the basins. The width is shown on the sections. This will facilitate Final Grading inspection. 8. Show the locations of Sections H, L, and M on the plan Sheet 2. 9. Include a note that all roof downspouts will be routed under any adjacent sidewalk. Sidewalks must be flood free for up to the 10-yr. event. DS 3-01.4.4.F 10.
