SUMMARY: The "PRELIMINARY - NOT FOR CONSTRUCTION" Grading Plan and a potion of the geotechnical report was received by Engineering on November 25, 2002. GRC percolation results were received on January 29, 2003. The Tentative Plat has not been approved. Engineering has reviewed the received items and does not recommend approval of the Grading Plan at this time.

GRADING PLAN COMMENTS
1) City of Tucson Development Standards (DS) Section No.2-03.5.2: The grading plan cannot be approved unless it is in conformance with an approved tentative plat. Provide revisions to the Grading Plan per the revised / current Tentative Plat comments. Weir data, scupper data, basin elevations, flows, and other drainage details on the Grading Plan shall match the Tentative Plat and drainage report.
2) DS Sec.2-03.2.4.L.5: Submit documentation from Pima County for acceptance of proposed construction in Pima County right-of-way, and, that Pima County accepts maintenance responsibility for the swales along Drexel Road and Benson Highway to prevent flows from entering the project's basins or channels.
3) Boundary distances and bearings shall match boundary closure calculations and approved Final Plat.
4) Indicate datum location on a plan view and tie project to basis of bearing and shown section bearings;
5) Clarify flows entering basins per approved Tentative Plat. Provide velocity, Q100, depth of flow, for each v-channel, rectangular channel, and 18" CMP detail.
6) Identify existing slabs and other existing structures. On plan view, label description of removal or relocation.
7) On sheet 1, add Tentative Plat general notes 8 and 11 and Residential Cluster note 5 to the Grading Plan notes.
8) On sheets 2 and 4, dimension cul-de-sac radii.
9) On sheets 2, 3, & 4, clarify the two delineations of grading limits. Grading limits, shown on index map, shall match grading limits shown on sheets 2, 3, & 4.
10) The PC COT jurisdictional limits overlap grading limits on sheet 4. Clarify linetype.
11) On sheet 4, label existing public right-of-way dimensions (and any MS&R future right-of-ways) and recordation data for Drexel Road. Show Pima County right-of-way dimension.
12) On sheet 6, detail 4, dimension rip rap area for proposed outlet at basin DET4.
13) Correct weir label ("WR-1"?) for detail 6 on sheet 7. Provide construction detail showing how flow is directed to catch basin for this detail. Provide slope grades, flow arrows and/or other indicators for grading.
14) Where is boring location map? Provide a complete copy of Geotechnical report. A portion of the report appears to be missing.
15) Add note to Grading Plan regarding typical slope treatments per page 10 and 11 of geotechnical report.
16) IBC Chap 36 Sec 11: A grading bond shall be posted in the amount of $41,500 for native seeding. If grading construction does not commence within 60 days after grubbing, the disturbed area shall be native seeded within 30 days following the expiration of the 60 day period.

Further grading comments may be forthcoming upon resubmittal due to outstanding issues with Tentative Plat. Address all comments for Tentative Plat prior to resubmittal. Submit soils report with addendum, revised Drainage Report, and a copy of the approved Tentative Plat.
