Please include a letter with the next submittal addressing how all the engineering and floodplain comments have been addressed. 1. The first review of the Tentative Plat resulted in numerous changes to the plan. None of these changes were incorporated into the Grading Plan. The Grading Plan must match the Tentative Plat. See first review comments of the Tentative Plat and the revised Tentative Plat. The Tentative Plat must be approved prior to Grading Plan approval. 2. A Flood Use Permit is required prior to Grading Plan approval. 3. Grading in excess of 5,000 yards is designated "engineered grading". A soils report and an engineering geology report is required. Include in the report percolation testing for the purpose of meeting retention requirements. Basin "bleed-off" pipes are only acceptable if percolation tests prove impermeability. IBC Chapter 36 Section 9.3. Stormwater Detention/Retention Manual, SDRM, 3.5.1 and 2.2 4. Show and label the erosion hazard setback and Wash Study area. 5. Show basin grades around the outlet pipe for Det2. Label the pipe with length, diameter, and invert in/out elevation. Show a section through the pipe. Bollards are required with slopes steeper than 4:1 where water depths exceed two feet. SDRM 3.6.2 6. Show a section through the outlet channel from Det.3. Size the structure. 7. The inlet structure to Det 9 from Gull Lane from the scupper to the pond makes a hard turn. Detail this structure. 8. Show a section through the outlet structure for Det 9 from the basin to the wash. Show propsoed bank protection for the channel on the wash bank. |

The source identification-site description section refers to Transcon Way which doesn't appear on the plans. Please make sure that descriptive sections refer to the site of the proposed project. The source identification-site description section states that there will not be any pollutants stored on site during the civil phase of the work. Please also address the other phases of the project. The construction management practices section lists goals that are to be achieved. Please describe the practices that will be followed to achieve these goals. The waste management and disposal section lists goals that are to be achieved. Please describe the practices that will be followed to achieve these goals. The inspection reports must also include the qualifications of the inspector. The gravel and filter fabric for the stabilized construction entrance should be removed when roadway paving is complete. Show and describe the inlet sediment control for the low flow pipe. Give a detail for the secondary containment structure for chemical storage. Include a copy of the permit requirements. Show dimensions of the temporary silt basins and show that they meet the required volumes. Include a statement that the project will be in compliance with state and local regulations. Provide for an inventory of materials to be stored on site with updates. A blank form may be included if enough space is given to account for inventory changes through the life of the project. Please describe the timing for implementation of surface stabilization. Describe the practices that will be used for the temporary stabilization of inactive areas. When the project plan is re-submitted include three copies of the SWPPP, a signed project manager/owner certification, three copies of the notice of intent (the project operator is responsible for submitting the NOI to EPA and ADEQ) and an one copy of the grading plan for Stormwater's files. |
