Please address the following review comments prior to the next submittal. Grading Plan: 1. Show Administrative address on plans. 2. Show a modified PC/COT Std. Dtl. 200 in the area of pedestrian crossing in the PAAL. See redlines. 3. Vertical curb per PC/COT standards must be used in the Right-of-way. 4. Install Access ramps at entrance to PAAL per PC/COT standards. 5. A sidewalk is called out adjacent to Common Area "A"/Open Space & Drainage area. Will a scupper be used in the sidewalk? The short sidewalk also makes an awkward situation. 6. Revise grading note 21 to read "All grading shall adhere to the latest addition of the 2000 IBC" 7. The DSMR will be required for the paving surface material in the PAAL. The minimum is a double shot chip seal. 8. In section H-3 the plan calls out for an extruded curb, yet the section shows a s/w at grade with a concrete header. Please revise. 9. A slope of 3:1 along the perimeter of the basketball court will require vegetation and may be too steep. Perhaps a 4:1 slope would suffice and no vegetation would be required. Please consider.
