Please include a letter with the next submittal addressing how all the engineering and flood plain comments have been addressed. 1. The toe of a fill slope can not be nearer to the site boundary line than one half of the height of the slope with a minimum of two feet. The retention basin fill slope is too close to the north property line. Please re-locate the slope. (IBC Chapter 36, Section 14.3) 2. Placement of fill in excess of two feet above existing grade at any location in the outer 100 feet of the developing site requires conformance to IBC Chapter 36, Section 13.1. This includes notification of the effected property owners and preparation of a mitigation plan acceptable to the effected property owners. The northeast corner of the retention basin has fill in excess of two feet above existing grade. Please modify the basin or perform the above mentioned procedure. See IBC Chapter 36, Section 13.1 for specific details. 3. The approved Site Plan shows a six-foot sidewalk on Greasewood. Please show this on the Grading Plan. 4. The approved Site Plan shows a four-foot sidewalk on Horseshoe Trail. Please show this on the Grading Plan. 5. Please show on the Grading Plan the scupper running under the sidewalk on Horseshoe Trail. Show a detail of this scupper. Show the scupper on Section I, Sheet SD-5.2. 6. Some of the PAAL to PAAL intersection curb radii on the Site Plan do not match those on the Grading Plan. Please correct. |
