Tucson, AZ Site Plan Review (1st review) TRANSMITTAL: May 17, 2002 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project was reviewed as a less than 25% expansion. DS 2-02 2. Provide a copy of the last stamped approved site plan. Additional comments and the submittal of a landscape plan may be required. 3. The proposed storage building must be parked at the same ratio as the principal use (administrative/professional office- 1 vehicle space required per 200 square feet of floor area) . Revise parking calcs accordingly and revise the site plan to show how the site will meet code in the future at time of Prince Road widening. DS 2-02.2.2.A.4 & LUC 3.3.4 4. Provide a copy of the city parking agreement (see attached) allowing the use of the nine (9) spaces located on the lot adjacent to the west. The agreement must be filled out and recorded and recordation information provided on the plan. Also, provide a copy of the approved site plan for the property to the west. There must be excess parking. 5. Indicate the location of the new bicycle parking on the site plan and show the bicycle parking layout fully dimensioned on the plan per DS 2-09. Note: a minimum of two (2) class 2 spaces are required. Revise bicycle parking calcs. DS 2-02.2.2.A.4 & LUC 3.3.3.5 6. Provide the development designator "29" adjacent to the use. 7. Continuous pedestrian circulation must be provided between the existing building and the proposed storage building. DS 2-08.3.1 & DS 2-02.2.1.A.12 8. Please clarify if the 30-foot building height given is for the proposed storage building or if that is the height of the existing building. The height of the proposed structure must also be provided. DS 2-02.2.1.A.6 9. No landscape plan has been included with this submittal. A landscape plan with all information specified in DS 2-07 may be required (see comment number 2).
