Grading Plan

1. A copy of the stamped approved Site Plan (as revised) must be included with the Grading Plan submittal.

2. A Flood Use Permit is required prior to Grading Plan approval.

3. The revised Site Plan is currently in the review process. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match.

4. Grading in excess of 5,000 yards must be performed in accordance with the approved plan prepared by a Registered Professional Civil Engineer. The proposed Grading Plan must be stamped and signed by a Civil Engineer. IBC Chapter 36 Section 9.3.

5. Place a note on the plan that all exposed cut and fill slopes will be revegetated or protected by constructed means, such as riprapping or retaining walls. DS 9-04.3.1.B.5

6. Roadway profile 2 on Sheet 4 of the Grading Plan shows a grade break in the middle of the intersection of the road and the new parking area. The road north of the grade break is at 14.41%. The new parking lot grade is specified as 4% Show the transition grades. It might be prudent to redesign the roadway so that this grade break does not occur in the intersection (for safety purposes).
