Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed: 1) Since this site is made up of portions of two separate lots, please provide a copy of the Zoning Review Section approved lot split and combo documents to verify City approval of lot reconfigurations. Since lot 1 is developed this is necessary to verify that lot 1 still meets all code requirements after the reconfiguration. A copy of the newly recorded legal description for this lot is also required along with a completed and recorded copy of the attached affirmation required by the City of Tucson (DS 2-02.2.1.A.2), 2) The address must be added to the site plan (DS 2-02.2.1.A.3), 3) West of building #2, the vehicle parking spaces are shown with a length of 15' yet the detail shows 15'6". The minimum is 15'6". Please revise the site plan (DS 2-02.2.1.A.8), 4) Revise the bicycle parking calculations to be based on the number of vehicle spaces provided not required. The type of bicycle parking proposed is class II not class I. Revise the calculations as required (DS 2-02.2.2.A.4), 5) Between any PAAL and wall, screen, or other obstruction, a minimum of two (2) feet must be maintained (DS 3-05.2.2.B.3). Revise the site plan as required (DS 2-02.2.1.A.11), 6) Any proposed gate which would block access to a loading zone must remain open during all business hours. Add a note to the site plan as required, 7) The sidewalk around building #2 must be concrete. The concrete sidewalk must continue north of building #2 to the northern most parking space. The pedestrian circulation system must be continuous between buildings #1 and #2 (DS 2-02.2.1.A.12, DS 2-08), 8) If applicable, all proposed free-standing signage and outdoor lighting must be detailed on the site plan (DS 2-02.2.1.A.13 and 25), 9) The final plat for this subdivision indicates an easement along the rear lot line which is not shown on this site plan. Please revise the site plan as required (DS 2-02.2.1.A.20), 10) The zoning north of this site must be added to the site plan (I-1) (DS 2-02.2.1.A.28), 11) The proposed uses must be clarified so the "subject to's" may be added to the general notes. Please specify the type of industrial and storage uses proposed and add the applicable "subject to's" to the general notes. The existing use must be added to the general notes (DS 2-02.2.1.A.31), 12) The development designator's must be revised. For all proposed uses the development designator is "34", 13) The allowed FAR must be revised to 2 under calculations. The minimum required screen is 5' for industrial use when adjacent to a non-MS&R (Major Street and Route) street. A 5' screen is required for the area west of the ingress/egress. The proposed shrub, Leucophyllum Frutescens 'Compacta' has a growth characteristic of 3'. Leucophyllum Frutescens can be used to meet a screening requirement if the shrub is moved to the back of the border, the vegetative screen does not encroach more than 3' into the border and a species is used that reaches a height of 5' within 2 years. Refer to LUC 3.7.3 and table 3.7.2-I. Even distribution is required for the canopy trees located within the vehicle use area. Please locate a canopy tree at the northern end of the property. Refer to DS 2-06.3.3.A and LUC 3.7.2.3.A. Unless maintained as undisturbed natural desert, all portions of a site not occupied by buildings, structures, vehicular use areas, oasis areas, pedestrian circulation areas, or required landscape elements shall be landscaped with vegetation from the Drought Tolerant Plant List, reseeded with a native seed mix, or treated with an inorganic ground cover and maintained in a clean condition. Please indicate on the Landscape plan what is proposed for the portion of the property north of the development. Refer to LUC 3.7.2.7.B. Decomposed granite or other appropriate inorganic groundcover material is required between the property line and the back of the sidewalk and the sidewalk and back of street curb. Please revise plan accordingly. Refer to LUC 3.7.2.4.A.3. Please identify the existing vegetation in the ROW. Refer to 2-07.2.2.A.1.e. Indicate how the development will make maximum use of stormwater for on-site supplemental irrigation purposes within the landscape borders. Refer to DS 2-07.2.2.B.6., LUC 3.7.4.3.B. and 3.7.4.5.B. An irrigation plan shall be submitted together with landscape plan as required in Section 3.7.7.2. of the LUC. Identify location of water meter, main lines and sleeving for paved areas for the irrigation system. Refer to DS 2-06.5.4 and 2-07.2.2.C. Revise maintenance note to include Article 3. Should changes/amendments to the base/site plan occur through the review process, the same changes/amendments will be made to the landscape plan when resubmitted. Refer to DS 2-07.2.1.A. Additional comments could be made on the second submittal. |
