The quantity, size, and both the proper and common name of each plant species is required to be on the planting plan. Refer to DS 2-07.2.2.A1. When vegetation is used to satisfy a screening requirement the size of the proposed plant material must be a minimum of 5 gallons. Specify the minimum size required on the planting plan. DS 2-06.3.5.A. Vegetative screens must provide a continuous screen at maturity. At the east and west end of the street landscape borders the proposed screen does not indicate a continuous screen. Add additional plants to provide a continuous screen at the eastern and western end of the street landscape border. LUC 3.7.3.7C. A 6' screen is required for trash enclosures adjacent to C-2 (commercial) zoning. Refer to LUC table 3.7.2.I. If not covered by vegetation, the area between the ROW and sidewalk and the area between the sidewalk and the curb, shall be covered with an appropriate inorganic ground cover (i.e. decomposed granite). Refer to LUC 3.7.2.4.A.3. All required landscaping on site or within the abutting ROW shall be maintained as shown on the approved plan. Include Maintenance notes to show compliance. Refer to LUC 3.7.6., DS 2-06.6 and 2-07.2.2. A water conserving irrigation system is required for landscape planting. Indicate on the plan an irrigation system. Refer to LUC 3.7.4.5.B. Include irrigation system specifications and system layout per DS 2-06.5.4. Stormwater runoff harvesting to supplement drip irrigation are required elements of the irrigation system for landscape. Indicate stormwater harvesting for on-site supplemental irrigation purposes by specifying depressed landscaped areas. Refer to DS 2-07.2.2.B.6., LUC 3.7.4.3.B. and 3.7.4.5.B. Areas where plants are susceptible to injury by vehicular or pedestrian traffic must be protected by the appropriate means, bollards, curbs or low walls. Please indicate plant protection on the landscape plan for the street landscape border. Refer to LUC 3.7.2.3.B. Should changes/amendments to the base/site plan occur through the review process, the same changes/amendments will be made to the landscape plan when resubmitted. Refer to DS 2-07.2.1.A. Additional comments could be made from the second submittal. |
