Irvington Road Site Plan Review (1st review) TRANSMITTAL: October 8, 2001 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This plan was reviewed for the first time as multiple use development and full code compliance. All previous comments made by the Zoning reviewer, which are not applicable to the revised site plan, will be disregarded. Additional comments may be applicable as a result of the revised plan and type of development. 2. Provide a copy of the recorded affirmation affidavit along with the copy of the executed parcel tax code combo form. The legal description on the plan should match the legal description of the combined parcels. Please provide a copy of the new legal description as recorded and revise the property description as on the plan as required. DS 2-02.2.1.A.2 3. All existing wall lights must directed from the residential zoned parcels to the north. Verify that that the existing light fixtures meet the Tucson lighting code. Contact Randy Schuler Electrical Plans reviewer regarding the types of fixtures allowed. DS 2-02.2.1.A25 4.Please indicate the location of the refuse containers. Demonstrate compliance with maneuverability. See Engineering comments for additional information. DS 2-02.2.1.A.32 5. Prior to final approval of the site plan, An approved site plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed Covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City. Please provide a copy of the covenant for review with the next submittal. Per the future site plan, which was submitted for review, it appears that all LUC requirements will be met. The existing Beauty Salon structure will not have the required minimum 21' building setback from the future back of curb. Although the setback as noted above would not meet the requirement the structure will become legal nonconforming. 6. Please review and address all Zoning, Engineering, Landscape, ADA, and Fire reviewer comments prior to submitting the final copies of the proposed site/landscape plans and future site/ landscape plans. Recordation of the future site/landscape plans and the covenant must be recorded prior to final approval stamps and signoffs by the Zoning and Landscape sections. |
