PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

SITE PLAN:

1. PROVIDE DIMENSIONS FROM ALL STRUCTURES TO PROPERTY LINES, AND SHOW DISTANCES BETWEEN ALL
STRUCTURES. ONE DRAWING SHOWS 41' BETWEEN BUILDINGS --- THE OTHER ONE SHOWS 41' FROM BUILDING TO BUILDING-WE NEED DIM. TO PROPERTY LINES.

FLOOR PLANS:

1. EXISTING WALL? NEXT TO NEW ADDITION? EXISTING RESIDENCE? OR PATIO WALL?

FOUNDATION PLAN

1. FOUNDATION FOR NEW EXT. WALL NEXT TO EXISTING WALL- INDICATE TYPE OF WALL AND HEIGHT.

STRUCTURAL PLANS:

1. PROVIDE BRACING DETAILS AND NOTES FOR EXTERIOR FRAME WALLS AND MAIN CROSS-STUD PARTITIONS,
OR USE FULLY BRACED, PER R602.10.3. A MINIMUM PANEL WIDTH OF 48" IS REQUIRED TO EFFECTIVELY
BRACE THE PARTITION. SEE TABLE R602.10.3, CATEGORY "C". IF BRACING DOES NOT COMPLY, PROVIDE A
LATERAL ANALYSIS OR ALTERNATE DESIGN TO BE REVIEWED BY THE PLANS EXAMINER. WIND FORCES
FOR SINGLE STORY RESIDENCES SHALL USE 90 MPH, EXPOSURE "B".

ELEVATIONS:

1.. FOR THINCOAT STUCCO SYSTEMS OVER FOAM BOARD, NOTE AND SPECIFY THE ICBO EVALUATION REPORT
NUMBER, SYSTEM NAME AND MANUFACTURER, NOTE AND SPECIFY THE VAPOR BARRIER.

PLUMBING PLANS:

1. MIN. ¾" WATER LINE TO WATER HEATER.

2. WATER LINE: PROVIDE TOTAL FIXTURE DEMAND & MAXIMUM DEVELOPED LENGTH

3. PLUMBING VENT MIN. 3' FROM PROPERTY LINE IF APPLICABLE.

ELECTRICAL PLANS:

1. NOTE ON PLANS: ELECTRICAL WORK SHALL COMPLY WITH CHAPTERS 33 - 42, 2000 IRC.

2. DESIGNATE THE LOCATION AND CIRCUIT OF ALL REQUIRED LIGHT FIXTURES, RECEPTACLE OUTLETS, POWER
OUTLETS AND SWITCHES. PROVIDE A PANEL SCHEDULE NOTING CIRCUIT NUMBER AND SIZE ALONG WITH A
GENERAL DESCRIPTION.


4. A RECEPTACLE OUTLET SHALL BE PROVIDED ADJACENT TO THE BASIN IN EACH BATHROOM, PER E3801.6.
BATHROOM OUTLETS SHALL BE ON A SEPARATE 20 AMP CIRCUIT WITH NO OTHER OUTLETS, PER E33603.4.

5. ALL RECEPTACLE OUTLETS IN BATHROOMS, KITCHENS, AT GRADE LEVEL AND WITHIN 6' OF A WET BAR OR KITCHEN SINK SHALL HAVE GROUND FAULT CIRCUIT INTERRUPTING PROTECTION. NOTE ON THE DRAWINGS AT EACH OUTLET REQUIRING SUCH PROTECTION, PER E3802.

6. INDICATE THE LOCATION OF ALL AIR CONDITIONING AND HEATING UNITS, AIR HANDLERS, COMPRESSORS
AND DISCONNECTS.

7. INDICATE THE LOCATION OF CONVENIENCE OUTLET AND LIGHT SWITCH FOR ATTIC HEATING AND AIR
CONDITIONING EQUIPMENT PER E3801.11 AND E3803.4.

8. SUBMIT PANEL SCHEDULE SHOWING CIRCUIT AMPACITY, WIRE SIZES, PANEL SIZE AND CIRCUIT NUMBERS.
