CODE SECTION/ DEVELOPMENT STANDARD 1. Since this site is comprised of two lots, they must be combined prior to approval of the site plan in one of the following ways: 1) the recordation of a new metes and bounds legal description, 2) the recordation of a new deed which names this site and lists all existing legal descriptions, 3) filing a Pima County tax combination form, or 4) the recordation of a covenant which runs with the land, stating that the existing lots function as one (1) and while the entire site may be sold, the individual parcels may not be sold separately without the permission of the City of Tucson, and signed by all owners. If number 4 is chosen, all existing lot lines must be shown on the site plan. All newly recorded documents must be submitted to the Zoning Review Section for review and approval prior to site plan approval and all applicable information (i.e. new legal descriptions and recordation information) must be added to the site plan. 2. Minimum font size required is 12. Revise plan as required. 3. a) Vehicle parking calculation must include the square footage of the public restrooms. Revise as required. b) Dimension the length of the parallel parking spaces. In addition, keynote 14 pointing to the parallel parking spaces does not belong there, remove as required. c) Revise the number of vehicle parking spaces provided under the vehicle parking calculation.
