This letter reflects comments to be addressed. In order to facilitate a shorter backcheck time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLAN: 1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used, per Table R401.4.1, a soils report is not required. It is up to the designer/homebuilder to be aware of the soil conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect soils report recommendations. 2. Locate and detail all footings for the following: Interior bearing walls - Posts - Columns 3. Locate and specify all anchor bolt spacing and post anchors on the foundation plan. 4. Submit foundation plan 5. Incorporate details, and information shown on calc's -on bluelines. FLOOR PLAN: 1. Clarify how you get to study room from staircase STRUCTURAL PLANS: roof dead load and live load. 1. Specify design criteria on plans: Values for floor dead load and live load, 2. Provide complete floor framing plans. Show size, spacing and span of all framing members lintels 3. Completely detail all connections and cross-reference to the foundation and framing plans: - Floor joist to top plate - Beam to post - Joist to ledger 4. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is built. 5. Cross-sections shall be cross-referenced to the floor plan and framing plans. 6. Floor live load should be 40lbs. 7. Average ceiling height of 50% room is 7' - min height on knee wall is 5. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with Chapters 12 through 24, 2000 IRC. 2. If the heating or air conditioning equipment is located in the attic, show location of access, catwalk and working platform.
