Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed: 1) Provide a copy of the previously submitted site plans with the resubmittal of these plans for comparison purposes, 2) The attached completed affirmation must be recorded and the recordation information added to the site plan prior to approval, 3) Please explain the difference between the building area used in the expansion calculation and the lot coverage calculation and that used in the FAR calculation and shown on the site plan. Revise all calculations as required. Storage buildings should be included as GFA in all calculations LUC 6.2.7), 4) Once the Scenic Corridor application has been processed and approved, and the case number, date of approval, and approved colors have been added to general note 17, the site plan will be approved (DS 2-02.2.1.A.38), 5) The new building must connect to the on-site pedestrian circulation system (DS 2-08). If the DSMR applied for is approved, add a general note which states the case number, date of approval, modifications granted, and conditions imposed, to the site plan (DS 2-02.2.1.A.38), 6) All site calculations must be revised based on comment 3 above. If the proposed lot coverage is still in excess of 10%, a Board of Adjustment variance may be applied for. If granted, the case number, date of approval, variances granted, and conditions imposed must be added to the general notes on the site plan (DS 2-02.2.1.A.38), 7) If the structures and uses which are shown crossing the south lot line are not being used, they must be removed from the site and site plan. |

As per the floodplain use permit requirements (T02OT00526): the minimum floor elevation is 2778 above mean sea level, National Geodetic Vertical Datum 1929 (NGVD 1929), as certified by a registered land surveyor. 2. The minimum Erosion Hazard Setback (EHS) is 600' from the top bank of the Pantano Wash. If a reduction in the EHS is sought, an engineering study will be required to show that the EHS can be reduced due to soil and/or hydrological conditions or an acceptable form of bank protection constructed to the 100-year WSEL. 3. Please show all drainage patterns proposed FFE and finished grade elevations per D.S. 2-02.1.16. 4. List estimated cut and fill quantities per D.S. 2-02.1.1.17. 5.
