This letter reflects comments to be addressed. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLAN: 1. Note that bath tub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 2. Windows within 24' of a door must be safety glass. FOUNDATION PLAN: 1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used, per Table R401.4.1, a soils report is not required. It is up to the designer/homebuilder to be aware of the soil conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect soils report recommendations. - 1. Locate and detail all footings for the following: - Laundry and porch - Posts 2. Locate and specify all anchor bolt spacing and post anchors on the foundation plan. 3. All foundation hold downs and anchor bolt spacing for shear walls shall be specified and located. STRUCTURAL PLANS: 1. Specify design criteria on plans: Values for, roof dead load and live load. 2. Provide complete roof and floor framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, laundry and porch 3. Detail connections and cross-reference to the foundation and framing plans: - Rafter to top plate - Beam to post - Post to slab - Sill to slab, anchor bolt sizes and spacing, post to sill plate 4. Indicate and note post sizes, double or triple studs, and coordinate with foundation plan. SECTIONS - DETAILS - MISC. NOTES: 1. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is built. 2. Cross-sections shall be cross-referenced to the floor plan and framing plans. PLUMBING PLANS: 1. Note on plans: Plumbing shall comply with Chapters 24 through 30.. 2. Note and specify all piping materials. 3. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand and size of the meter. See G2412 and Tables G2412.3(1) through G2412.3(6). 4. Water Lines: Provide total fixture demand and maximum developed length per P2903, Tables P2903.6 and P2903.7. 5. Specify compliance with water conservation: water closets 1.6 gallons per flush, sinks and shower heads 3 gallons per minute , per ARS. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with Chapters 12 through 24, 2000 IRC. 2. The dwelling must be provided with heating capable of maintaining a room temperature of 68 degrees at a point 3' above the floor, per R303.6. indicate heat pump or gas pack? If gas show gas line 3. Gas appliances shall comply with Chapter 17 combustion air requirements. Detail how this is achieved. Min 100 sq. inches ea, will they fit in closet? ELECTRICAL PLANS: 1. Note on plans: Electrical work shall comply with Chapters 33 through 42, 2000 IRC. 2. Indicate the location of all air conditioning and heating units, air handlers, compressors and disconnects. 3. Add the following note: "All dwellings for which permits are issued after January 1, 2002 shall be provided with ARC-fault circuit interrupter protection per NEC Article 210-12." MODEL ENERGY CODE: 1. Provide Energy Calculations per IECC, or comply with IRC Chapter 11. 2. Call out on the plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.
