This letter reflects comments to be addressed. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLAN: 1. Provide access to each separate attic and crawl space that exceeds 30 s.f.. Designate locations on the drawings. Openings shall not be less than 22" by 30". The attic access shall provide a minimum of 30"of headroom, and shall be located in a hallway or readily accessible space, per R807. 2. The walls and soffits of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board per R314.8 FOUNDATION PLAN: 1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used, per Table R401.4.1, a soils report is not required. It is up to the designer/homebuilder to be aware of the soil conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect soils report recommendations. STRUCTURAL PLANS: 1. Specify design criteria on plans: Values for floor dead load and live load, roof dead load and live load. 2. Detail all connections and cross-reference to the foundation and framing plans: - Truss to top plate - Beam to post - Post to slab - Sill to slab, anchor bolt sizes and spacing, post to sill plate - Ledgers to masonry, ledgers to frame, frame to ledgers 3. Indicate and note post sizes, double or triple studs, and coordinate with foundation plan. 4. Not more than 50% of the required floor area of a room is permitted to have a slope ceiling less than 7' in height with no portion of the required floor area less than 5' 5. Beam to masn. wall connection. 6. Seconf floor 6x6 post connection to bottom post. SECTIONS - DETAILS - MISC. NOTES: 1. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is built. 7. Provide stairway connection details and stringer sizes. Pre-fabricated metal stair shall have manufacturer's specifications attached to the plans. ELEVATIONS: 1. Note and specify all roof slopes appropriate to material (see R905). 2. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. 3. Detail hips to 6x6 post connection. PLUMBING PLANS: 1. Note and specify all piping materials. 2. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand and size of the meter. See G2412 and Tables G2412.3(1) through G2412.3(6). 3. Water Lines: Provide total fixture demand and maximum developed length per P2903, Tables P2903.6 and P2903.7. 4. Provide pressure and temperature relief valve at water heater, per P2803. 5. Submit riser diagram -clarify 2nd floor wast lines. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with Chapters 12 through 24, 2000 IRC. 2. Access to furncae? 3. Gas appliances shall comply with Chapter 17 combustion air requirements. Detail how this is achieved. 4. If the heating or air conditioning equipment is located in the attic, show location of access, catwalk and working platform. Show provisions for and route of secondary condensate drain, per M1305.1.3. ELECTRICAL PLANS: 1. Note on plans: Electrical work shall comply with Chapters 33 through 42, 2000 IRC. 2.
