Greasewood Road New Church Development Site Plan Review (1st review) TRANSMITTAL: November 30, 2001 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Please add to sheet SD-1, the legal description of the property. DS 2-02.2.1.A.2 2. The location map should include the section, township, and range. DS 2-02.2.1.A.4 3. The lot dimensions and bearings must be added to sheet SD-1. DS 2-02.2.1.A.5 4. Please list the use of the rooms annotated just as "rooms". If they are to be classrooms annotate as such. If they are rooms used for religious services they must be annotated as such and additional parking will be required. Revise as required. DS 2-02.2.1.A.6 5. The maximum building height allowed is 25 feet. The building height as indicated on the elevation drawings is 27'-4 3/8". The building height for zoning requirements is measured from finished grade. Add a finish grade elevation to sheet A2.1. For this development the building height requirements would be measured to the midpoint of the gable as noted on sheet SD-1. However the uninhabitable ornamental element is measured from the 25 feet elevation as measured from finished grade and may not exceed 10 feet in height. The ornamental element is proposed at a maximum of 15'-5". The height of the ornamental element and the maximum height of the roof ridge equal approximately 42'-9" plus the height from the finished grade to finish floor. The maximum height that is allowed per the LUC is 35' from finished grade. See LUC section 3.3.7.2 for vertical building height measurement and LUC 3.2.7.3 regarding ornamental elements. Revise as required. DS 2-02.2.1A.6 6. The vehicle parking calculation must be revised to include the number of vehicle parking spaces provided. The bicycle parking calculation must be revised to include the number of required and provided bicycle parking spaces. The bicycle parking calculation is based the total number of vehicle parking spaces provided. Revise both calculations as required. All vehicle parking spaces that abut a pedestrian sidewalk, landscape border, or property line must be provided with wheel stops which must be located two and one-half (2-1/2) feet from the front of the parking space. Add wheel stops to the vehicle parking spaces or provide a detail drawing indicating the dimensions and the wheel stops. Revise as required. DS 2-02.2.1.A.8 & .9 7. Add the future sight visibility triangles at both PAAL entrances based on the future right-of-way cross section. The future curb location for Greasewood Road is 12 feet from the future property line. The total right-of-way for Greasewood will be 150 feet with a 75 feet half right-of-way. DS 2-02.2.1.A.10 8. Dimension the concrete sidewalks. All sidewalks must be a minimum of four (4) feet wide unless a vehicle parking space without a wheel stop abuts the sidewalk in which case the sidewalk must be six and one-half (6-1/2) feet wide. Revise as required. Directional signage to the bicycle parking facility must be provided when the facility is not visible from the street. The bicycle facilities on this site are not visible from the street. Provide directional signage and annotate as such. Dimension the bicycle parking facilities as required per development standards 2-09. DS 2-02.2.1.A.12 9. If applicable indicate on the site plan the location of all existing or proposed freestanding signs. The location, type and size must be indicated. DS 2-02.2.1.A.13 10. Clarify who is allowed to use the existing access easement. Provide a copy the recorded easement with the next submittal. DS 2-02.2.1.A.20 11. Add the zoning classifications adjacent to the parcel. The zoning classifications for the adjacent parcels are R-1 to the north, west, south, and east. DS 2-02.2.1.A.28 12. Clarify if the areas designated as rooms are for a charter school, Sunday school classes, bible study classes etc. If the rooms are for a charter school, additional comments may be forthcoming with review of the next site plan submittal. DS 2-02.2.1.A.31 13. Revise the lot coverage calculation to include the square footage of the building area, the storage shed, and the vehicular use area. Revise all calculations as required. DS 2-02.2.2.A.1-.6 14. All changes made to the site plan sheets must be made to the landscape plan sheets for consistency. |
