2. Per L.U.C. 3.3.3.5, the number of required bicycle parking spaces is calculated as a percentage of the total number of motor vehicle parking spaces provided. Based on the number of vehicle parking spaces provided (37), a total of three (3) bicycle parking spaces are required. L.U.C. 3.3.7.8 allows the substitution of Class II spaces for Class I spaces. Revise the bicycle parking calculation on sheet C2 to the correct number of required bicycle parking spaces.

Previous comment: Label and dimension vehicle stacking spaces. The length of a stacking space is 18 feet. A minimum of six (6) stacking spaces including the space at the window is required for one (1) drive through lane.

7. Since the response letter for 1st review comments indicates that the billboard will be removed, verification that owner will be able to legally remove the billboard must be provided. Until verification is provided the plan must demonstrate compliance with Land Use Code Section 3.5.4.26. "Verification" would be letters provided to the City of Tucson by the property owner and billboard owner stating the billboard will be removed by a specific date. Verification must be provided prior to site plan approval.

04/15/2002 JOE LINVILLE LANDSCAPE REVIEW Denied Please revise the plans as indicated below. If there are any questions regarding the following comments please contact Joseph Linville at 520 791-5640 Ext. 118. The plans will not be accepted for resubmittal unless the requirements are met.

Per LUC 2.8.3.5. the MS&R right of way area (the area between the current and future right of way lines) can only be used if in compliance with the following: " An approved site plan (including landscape) is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City. Please submit a plan that complies with applicable LUC requirements or prepare a future site/landscape plan. Upon approval of the plan the covenant and exhibit must be recorded in order for permits to be issued. The site/landscape plans currently will not meet LUC requirements when the MS&R right of way area is no longer available as follows:
1. The loading zone screen wall conflicts with the sight visibility triangle.
2. The 5' screening shrubs encroach into the street landscape border in excess of the three feet allowed per LUC
3.7.3.2.C.2 along Grant Road. DS 2-06.3.7.B
3. The sign proposed within the Grant Road landscape border, as well as the 5' screening shrubs, will conflict with sight visibility requirements. Any screen higher than 30 inches must be located outside of the site visibilty triangle. LUC sec. 3.7.3.4.
4. Vehicles parked in the vehicular use area may not overhang the street landscape border. Revise the plans as necessary to eliminate this situation along the Grant Road and Palo Verde frontages. DS 2-06.3.3.E

The screening location along Palo Verde Avenue should be revised in compliance with LUC 3.7.3.2.C. The screening shrubs appear to exceed the maximum allowed encroachment of three feet.
