Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.


FOUNDATION PLAN:

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used, per Table R401.4.1, a soils report is not required. It is up to the designer/homebuilder to be aware of the soil conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect soils report recommendations.

FLOOR PLAN:

1. Fireplaces:? location

2. Locate and identify shear wall types and locations The ratio of unsupported wall length to thickness for bale walls shall not exceed 13:1 , unless the structure is design by an engineer .

3. Wall height - with 23" straw bale can not exceed 10-8" with out being design by a structural engineer.

STRUCTURAL PLANS:

1. Specify design criteria on plans: Values for floor dead load and live load, roof dead load and live load.

2. Size of lintels

3. Note and specify all roof slopes appropriate to material (see R905).

4. On standard detail sheets, cross out all details that do not apply or are not used.

5. Provide a building cross-section showing both bearing walls

6. Wood sill plates shall be foundation grade redwood or pressure-treated wood, per R324.

7. Detail porch rafter to wall connection. North porch.

8. 2-2X10 beam is inadequate for 14'-8" span.

9. Specify type of connection beam to pole.

10. Indicate that cross member =top plate to be 6" o.c to match rods.

11. Moisture barrier must be place between top of stem and bottom of bale.







ELECTRICAL PLANS:

1. Note on plans: Electrical work shall comply with Chapters 33 through 42, 2000 IRC.
