Based on the Major Street and Route Plan for the 150' future ROW 3.5' is available for landscaping. City Engineering approval is required for any portions of the ROW proposed to meet the landscape border requirement. Clearly depict how the development will comply with the LUC requirements when the MS&R ROW can no longer be used as part of the site. Please clearly depict the dimensions of the future sidewalk and landscaping, Refer to LUC 2.8.3.5. and 3.7.2.4.

A minimum of one canopy tree must be provided within a required landscape border. For a street landscape border a canopy tree every 33 linear feet of the landscape border or a faction thereof is required, excluding the ingress/egress points. The proposed street landscape border along Campbell Ave currently does not depict canopy trees in the street landscape border. Please revise plan accordingly. Refer to LUC 3.7.2.4.

Along Campbell Ave. a Major Street and Route (MS&R), a 30" screen is required for commercial property adjacent to an MS&R street. Please refer to LUC 3.7.3. and 3.7.2.I.

A 6' masonry screen wall is required for the proposed trash enclosure and loading area. A 5' masonry screen wall is required for vehicular parking. Please revise plan accordingly. Refer to LUC 3.7.3. and 3.7.2.I.

Depict locations, height and type of screening material on the landscape plan. Refer to 2-07.2.2.A.3.

Depict the size and species of the existing tree proposed to remain on site. Refer to 2-07.2.2.A.

Indicate how the development will make maximum use of stormwater for on-site supplemental irrigation purposes. Refer to DS 2-07.2.2.B.6., LUC 3.7.4.3.B. and 3.7.4.5.B.

Decomposed granite or other appropriate inorganic groundcover material is required between the property line and the back of the sidewalk and the sidewalk and back of street curb. Please revise plan accordingly. Refer to LUC 3.7.2.4.A.3.

Should changes/amendments to the base/site plan occur through the review process, the same changes/amendments will be made to the landscape plan when resubmitted. Refer to DS 2-07.2.1.A.
