A 10' street landscape border is required along Ajo way, based on the MS&R right of way line. The plan appears to show a future landscape border; where is the current landscape border? A minimum 10' landscape area (unpaved) must be provided. Clearly show the correct MS&R right of way line on all plans. If the required landscape border is located temporarilly within the MS&R right of way, an approved site plan is required indicating how the project will comply with LUC requirements when the MS&R right of way can no longer be used as part of the site. This plan is to be an exhibit to an executed covenant stating the responsibility of property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City. The covenant is required prior to permit issuance. LUC 2.8.3.4.C, LUC 2.8.3.5. Clearly show and identify the future landscape border on the site plan. The site plans shows paving in the area identified as 10' street landscape. Remove paving from landscape areas. LUC 3.7.2.4 Two additional canopy trees are required in the nothern interior landscape border. LUC 3.7.2.4 The site plan indicates a 30" high screen wall, while the landscape plan shows a 5' high wall along Ajo Way. Revise all plans to provide consistent information. Correct spelling errors on the Plant Materials legend. Revise landscape note on sheet 2 to read water harvesting area. Clearly show these areas on the plan. LUC 3.7.4.3 |
