The landscape plan should include location map, legal description and the project address. Refer to DS 2-07.2.1. On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the MS&R ROW line. Clearly show the MS&R ROW lines on the landscape plan. Refer to LUC 3.7.2.4.A.1. One protected plant a Whitethorn acacia was found on the property adjacent to the Christmas wash. Indicate on the landscape plan that this particular species will be replaced at a ratio of 2:1. Refer to LUC 3.8.3.4. and table 3.8.6.I. 50% or more of the street landscape border area must have shrubs and vegetative ground coverage. Add more plants to the landscape plan to indicate 50% vegetative coverage. Seeding may be utilized in all areas except to comply with the 50% vegetative coverage. Refer to DS 2-06.3.4.D.2 and LUC 3.7.2.4. Vegetation used as screening material is only allowed for the use intended and can not be used to meet the landscape border requirement (i.e. 50% vegetative coverage). Refer to DS 2-06.3.7. Plants used for vegetative screens can be aligned or unevenly spaced, but must provide a continuous screen. Indicate at the northern end of the street landscape border a continuous vegetative screen. Refer to LUC 3.7.3.7. Call out height and label screen located along Country Club road. Refer to 2-07.2.2.A.3. Call out the location of the trash enclosure on the landscape plan. When placed within a 100' of the property line trash enclosures require a 6' screen within C-2 (commercial) zoning. Indicate required screening on the landscape plan. Refer to LUC table 3.7.2.I. Please remove the general note, "Landscape contractor shall submit irrigation plans to the City of Tucson for approval." Irrigation plans are required to be submitted with landscape plans. Refer to DS 2-07.2.2.C. Remove from the plant symbol legend, "or along 29th". This appears to be from another plan. Clearly show on the landscape plan which areas will have decomposed granite and will be seeded. Revise symbols or add additional symbols to indicate proposed inorganic/organic groundcover. Should changes/amendments to the base/site plan occur through the review process, the same changes/amendments will be made to the landscape plan when resubmitted. Refer to DS 2-07.2.1.A. |
