| 02/05/2002 | JIM TATE | ENGINEERING | REVIEW | Denied | 1. Please clearly delineate the roads. It is unclear on the plan where the road boundaries are. Please show road dimension widths. Please show road names where applicable. (DS 2-02.2.1.11, DS 2-02.2.1.18, DS 2-02.2.1.19) Vehicular circulation must be clearly identified. (DS 2-02.2.1.12) 2. Please show access to the parking area. Show and dimension all PAALS. (DS 2-02.2.1.11) 3. It is very difficult to discern the property limits on the plan. Please make these limits clear. (DS 2-02.2.1.5) 4. Please show the limits of the 100-year flood where Mission View Wash crosses the southeast corner of the property. Show water surface elevations. (DS2-02.2.1.15) 5. Please show water surface elevations of the 100 year flood where Mission View Wash crosses the northwest corner of the property. (DS2-02.2.1.15) 6. Please show the limits of the retention/detention basin on the plan. List the top elevation, bottom elevation, 100-yr WSEL, weir invert elevation. Show 100-yr. inflow and outflow quantities. Show the type and dimensions of inflow and outflow structures. (Standards Manual for Drainage Design and Floodplain Management SMDDFM 2.3.1.6.A.4) 7. A 15-ft. wide vehicular maintenance access ramp is required. Please show this on the plan fully dimensioned. (SMDDFM 14.3.4, SMDDFM 2.3.1.6.A.4.b) 8. Basins deeper than 2 ft. with slopes steeper than 4:1 must have protective barriers around their perimeter. Please show these barriers. (Stormwater Detention Retention Manual SDRM 3.6.2) 7. Please show refuse container location, size, and access. (DS 2-02.2.1.32) Drainage Report 1. Please show existing and future onsite watershed areas on a plan map. Show all points of drainage concentration. Show flowlines and gradebreaks used to compute basin lengths and watercourse slopes. (SMDDFM 2.3.1.3.B.2) 2. Please describe the size, location, and hydrologic characteristics of the upstream and adjoining watersheds which may potentially affect the site. (SMDDFM 2.3.1.3.2) 3. Provide a map showing the parcel boundaries, major streets, boundaries of the offsite watersheds, principal points of drainage concentrations and flowlines and grade breaks used to compute basin lengths and watercourse slopes. (SMDDFM 2.3.1.3.3) 2. Tables 1 and 2 on page 4 are confusing. Please properly label these tables and make clear what specifically they summarize. 3. It is not clear in the report what the intended basin outflow structure is. Please discuss this structure in the report. 4. Appendix D in the report is labeled "Swail Analysis". Where are these swales on the plan. What is their purpose? Please discuss these swales in the report and clearly show and dimension them on the site plan. 5. Please show percolation calculations in the report. 6. The report must include a basin routing table for each flow event (2,10,100-yr. events). An outflow hydrograph is also required. (SMDDFM 2.3.1.6.B) 7. The hydraulic calculation data sheets total 18.25 acres for existing conditions and 19.5 acres for future developed conditions. Please correct or explain. The Grading Plan was reviewed for Site Plan purposes only. |

| 02/19/2002 | DAN CASTRO | ZONING | REVIEW | Denied | COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. CODE SECTION/ DEVELOPMENT STANDARD 1. a) Clearly label and dimension the vehicular use area. Vehicular use area is made up of driveway area and parking area. b) Vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent vehicles from driving onto unimproved portions of the site. D.S. 2-02.2.1.A.8/ D.S. 3-05.2.3.C 2. Label and dimension points of egress/ingress. D.S. 2-02.2.1.A.11 3. If applicable, provide a detail of existing and/or proposed free standing signage on the site plan. D.S. 2-02.2.1.A.13 4. Easements to be abandoned must be recorded prior to site plan approval. Recording docket and page reference must be noted on the plan. D.S. 2-02.2.A.1.20 4. Demonstrate compliance with Board of Adjustment Variance condition number four (4). Label and dimension access road for neighbors to the northwest of the subject property. D.S. 2-02.2.1.A.32/ D.S. 2-02.2.1.A.38 5. All requested changes must be made to the site and landscape plans. | 02/21/2002 | JOE LINVILLE | NPPO | REVIEW | Denied | Add native plant mitigation to the required landscape plan. DS 2-15.3.5.B |
| 02/21/2002 | JOE LINVILLE | LANDSCAPE | REVIEW | Denied | A landscape plan must be submitted. Mitigation plantings as proposed on the Native Plant Preservation Plan must be included on the plan. See the following Development Standard: 2-07.2.0 LANDSCAPE PLAN CONTENT AND SPECIFICATIONS. The landscape plan serves as the document on which the intent to comply with the requirements of Sec. 3.7.0 of the LUC is noted. The landscape plan is kept on file and becomes part of the permanent record for the subject site. Any change in design or land use requires a new review and approval process for the landscape plan. Basins must be landscaped per LUC Sec. 3.7.4.3 which reads: 3.7.4.3 Storm Water Runoff. A. Storm water detention/retention basins not integrated with paved vehicular use areas shall be landscaped to enhance the natural configuration of the basin. Plants located in the bottom one-third (1/3) of the detention/retention basin must be adaptable to periods of submersion. Design criteria are set forth in Development Standard 10-01.0. Revise the plans to comply. Clearly delineate the vehicular use areas from the landscape areas. Barriers are required to prevent vehicles from driving onto unpaved portions of the site. Revise the plans to include barriers as required. Per DS 3-05.2.3.C A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site |
