The following items must be revised on or added to the site plan. Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed:

1) Please provide a legible copy of the originally approved tentative plat/development plan including all 3 sheets,
2) Enclosed staircases are considered GFA. If not already, the floor area of the proposed staircase must be included in the GFA and all calculations (LUC 6.2.7),
3) Since bicycle parking is proposed, please provide calculations (DS 2-02.2.2.A.4) and a fully dimensioned detail as required by DS 2-09 (DS 2-02.2.1.A.9),
4) Add the width of the proposed pedestrian circulation system to the site plan (DS 2-02.2.1.A.12),
5) If applicable, all existing and proposed free-standing signage and outdoor lighting must be shown on the site plan (DS 2-02.2.1.A.13 & 25),
6) Please include R-1 under the existing zoning of this site under project data. The zoning of the property east of this site must be revised to O-2 (DS 2-02.2.1.A.28),

The approved paving and sewer plan contained within the development file on record depicts a retention basin north of the proposed building, where the patio and pedestrian circulation path are proposed. This basin, the basin to the west, and required retention volumes provided by all three should be depicted on the plan and addressed in the drainage report (see floodplain folder comments).
2. Depict existing contours onsite and actual FFE's of existing and proposed structures (see floodplain folder comments).
3. Correct the "Bluestake" number (gen. note #7, sht TS1).
12/13/2001 DOUG WILLIAMS FLOODPLAIN REVIEW Denied The following comments must be addressed prior to approval of the drainage submittal:

1. The drainage statement does not adequately discuss omission of the retention facilities depicted on the approved Tentative Plat/Development Plan (TP/DP) and Paving/Sewer plan. The consultant must provide a copy of the approved drainage report with the next submittal and specify the items/sections which apply to this portion of the project. The statement must demonstrate compliance with the approved drainage report for the development as a whole, and provide analyses/recommendations for proposed deviations from the approved report/design.
2. The statement should provide the recommended finished floor elevation, in accordance with section 2.1.3 of the SMDDFM.
3. Depict the offsite flow (Q100 and approximate drainage area) entering the site from the south, with reference to, or discussion of the approved wall openings, in accordance with Section 2.3.2 B of the City of Tucson Standards Manual for Drainage Design and Floodplain Management (SMDDFM). Include depiction of the existing 100-year (FEMA) floodplain, as depicted on the current FIRM panel.
4. Refer to Section 2.3.2 G (SMDDFM) for any proposed changes to the approved basin design/locations.
5. Provide scupper conveyance calculation for conveying all 10-year flows under sidewalk areas (Ref. Site review comment # 6, below).

Address the following on the site plan:

1. Depict the existing (approved) retention basins with corresponding volumes provided, north of the existing building on lot 3 and north of the proposed building [Dev. Std. 2-02.2.1 (6)].
2. Depict the limits of the Sahuara Wash (Ave.) 100 year floodplain, with water surface elevation adjacent to the existing building on lot 3. [Dev. Std. 2-02.2 (15)].
3. Depict the offsite flow (Q100) entering the site from the south, and provide wall opening note (existing?).
4. Depict drainage patterns, existing and proposed FFE's and finished grades or spot elevations [Dev.Std. 2-02.2 (16 & 23)]
5. Depict/call out all curb openings with widths noted and concrete spillways onsite for parking lot conveyance to retention basins.

12/18/2001 JOE LINVILLE LANDSCAPE REVIEW Denied Submit the previously approved Development Plan/Landscape Plan.

A minimum 10' street landscape border is required, measured from the street property line. Revise plan to provide the required border. Dimension this area. LUC 3.7.2.4.A

50% or more of the street landscape border must be covered with shrubs or vegetative groundcover. Additional planting area must be provided. Note 5 indicates that portions of the arae are paved to comply with ADA requirements, compliance with the provisions of LUC 3.7.2.4.A.4 is also required.

The landscape plan appears to identify an existing retaining wall along Pima Street, where none is shown on the site plan. Please revise site and landscape plans to provide consistent information for all hardscape materials. DS 2-07.2.1

All plant material used for landscaping must be from the Drought Tolerant Plant List DS 9-06, except for oasis areas. LUC 3.7.2.2

The plan proposes many plants not included on the list.
Please clearly show and dimension and provide calculations for the any oasis areas. These areas may not exceed 2.5% of the site. LUC 3.7.2.2.C.3.b
