This letter reflects comments to be addressed. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLAN: 1. Note that bath tub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 2. Detail and specify stair width (minimum 36"), rise and run (Minimum 10" tread depth and 7-3/4" maximum riser height per R314), landing width (per R312), handrail heights (per R315), guardrail height (per R316), and intermediate rail spacing (per R316). 3. Appliances installed in garages shall be mounted on platforms at least 18" above the floor, per M1307.3. STRUCTURAL PLANS: 1. Specify design criteria on plans: Values for floor dead load and live load, roof dead load and live load. 2. Specify weight of roof system items (i.e. weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type tile roofing. 3. Provide stairway connection details and stringer sizes. Pre-fabricated metal stair shall have manufacturer's specifications attached to the plans. 4. Series on TJI 5. Stairs TREADS per code see section R314.4 WINDERS-SHOW TREAD DIMENSIONS ON DETAILS ELEVATIONS: 1. Note and specify a complete roofing system: roofing type, grade of materials and method of installation per R905. PLUMBING PLANS: 1. Note on plans: Plumbing shall comply with Chapters 24 through 30.. 2. Note and specify all piping materials. 3. Specify compliance with water conservation: water closets 1.6 gallons per flush, sinks and shower heads 3 gallons per minute , per ARS. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with Chapters 12 through 24, 2000 IRC. 2. Gas appliances shall comply with Chapter 17 combustion air requirements. Detail how this is achieved. Min 100 sq. inches required each comb. and relief. Both furn and w/h. ELECTRICAL PLANS: 1. Note on plans: Electrical work shall comply with Chapters 33 through 42, 2000 IRC. MODEL ENERGY CODE: 1.
