M. Materials used to construct planters and protect landscaping in and adjacent to vehicle use areas.
N. Show all improvements and property information identical in size and location to those shown on the site plan. Revise the landscape plan concurrently with any design changes made to the base plan. DS 2-07

3. A 10' wide street landscape border is required along 15th Avenue and along Irvington Road. The street landscape borders must be located on the property adjacent to the MS&R right-of-way line. Show and dimension the MS&R right of way on the landscape plan.
One 15 gal. canopy tree per 33 L.F. of property frontage minus entry/exit widths is required. Palm trees do not qualify as canopy trees per LUC 6.2.3.
a. 50% of the landscape border must be covered with
shrubs or vegetative groundcover within two years. Tree
canopy does not count toward coverage requirements.
b. All landscape and open areas, areas between the property
line and the sidewalk and areas between the sidewalk and
the street curb must receive dust control at a 2" depth.
c. Shrubs can not exceed 30" in height and tree canopies
can not be less than 6' if planted in sight visibility
triangles. Add note and show SVT's on the landscape plan.
All plants must be identified as to their genus, species and quantity. LUC 3.7.2.4.A & Table 3.7.2-I / 2-06.3.4, 2.8.3.5
4. Within a vehicular use area, one canopy tree is required for every 15 parking spaces provided or fraction thereof. A minimum of 50% of the required trees must be located within the vehicular use area. Please provide calculations for vehicular use area trees. LUC 3.7.2.3 / 2-06.3.3
5. A 30" screen is required along 15th Avenue and along Irvington Road. The screen must be located at the back (property side) of the landscape border. A vegetative screen or offset wall may encroach into the landscape border a maximum of 3'. A straight wall may encroach only for the width of the wall. LUC 3.7.3 & Table 3.7.2-I / 2-06.3.7

6. A 5' masonry screen wall is required along the north property line. LUC 3.7.3 & Table 3.7.2-I / 2-06.3.7

7. The refuse storage areas must be screened with a 6' wall. Revise detail 7 on Sheet C103 and the landscape plan to indivate required screening. LUC 3.7.3 & Table 3.7.2-I /

8. The loading areas must be screened from the adjacent streets and adjacent residentially zoned property with a 6' masonry wall. LUC 3.7.3 & Table 3.7.2-I / 2-06.3.7

9. If a screen is stipulated, it may consist of vegetation, an opaque fence (wood or chain link with wood slats) or masonry. If a masonry wall is stipulated, a masonry wall is required.

10. Please place all screening requirements on the site and landscape plans. DS 2-07.2.2
11. Please provide an irrigation plan. Locate and identify the source of water, controller and backflow preventer.

All required landscaping, irrigation systems, walls, screening devices, curbing, and detention basin landscape improvements on the site or within the abutting right-of-way shall be maintained as shown on the approved plans. The property owner is responsible for proper maintenance to achieve permanent, safe, and successful landscaping as required by Article III, Division 7 of the City of Tucson's Land Use Code and Development Standard 2-06. Failure to maintain the improvements or landscaping pursuant to these code requirements constitutes a violation of the LUC. Please add this note to the landscape plans. LUC 3.7.6 / 2-06.6.0
13. Up to 5' of the street landscape border may be located within the R.O.W. with the approval of the Engineering Department. Where temporary improvements are located in the MS&R right of way more than five feet of the border may be located within the MS&R right of way only per LUC 2.8.3.5. On Major Streets and Routes, R.O.W. availability varies depending on future sidewalk locations.

1. If protected native plants per LUC 3.8.5 do not exist on the site or will not be substantially impacted by development, please submit an application for an exception to the Native Plant Preservation requirements.
a. If protected native plants exist on site but will not be impacted by development, please locate and identify the protected plants on the site, landscape and grading plans. Plants should be identified as to their genus, species and size and notes must be added stating that these plants will be preserved in place and fenced for protection prior to any land disturbance activity.

2. If protected native plants do exist on the site, please have a plant professional provide all data required for the NPPO. These requirements shall be submitted by one of the following methods.
