Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter backcheck time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.


SITE PLAN:

1. Indicate the location of water, on the property, and where it enters the building. Provide the location of your water meter.

FOUNDATION PLAN:

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used, per Table R401.4.1, a soils report is not required. It is up to the designer/homebuilder to be aware of the soil conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect soils report recommendations.

3. Note and detail minimum reinforcing, or provide code justification of alternate:

- Stem Wall - One (1) #4 rebar in the bottom of the footing and one (1) #4 rebar in the top of the stem on braced walls, per R602.10.6.

4. Min. vert. Rebar over-lap 20'.

5. Key foundation plan to details- detail 1??/

FLOOR PLAN:

1. Label all rooms and spaces, on existing residence adjoining new addition.

2. Note that bath tub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.

3. Indicate width of hall-way.

4. Submit area calc's on porch min. 65% of exterior wall must be open for it to be a porch.- windows? or openings.?

STRUCTURAL PLANS:

1. Specify design criteria on plans: Values for, roof dead load and live load.

2. Show size, off lintels

3. Specify lumber grade and species. Specify manufacturer and series on glulams and "I" joists.

ELEVATIONS:

1. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.

SECTIONS - DETAILS - MISC. NOTES:

1. Note and specify the size, spacing and length of embedment of anchor bolts for sill plates, top plates and ledgers.

2. Cross-sections shall be cross-referenced to the floor plan and framing plans.

PLUMBING PLANS:

1. Water Lines: Provide total fixture demand and maximum developed length per P2903, Tables P2903.6 and P2903.7.

2. Specify compliance with water conservation: water closets 1.6 gallons per flush, sinks and shower heads 3 gallons per minute , per ARS.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with Chapters 12 through 24, 2000 IRC.

2. The addition must be provided with heating capable of maintaining a room temperature of 68 degrees at a point 3' above the floor, per R303.6.

ELECTRICAL PLANS:

1. Note on plans: Electrical work shall comply with Chapters 33 through 42, 2000 IRC.

2. Note the location, type and amperage of the panel. Note the grounding and bonding method.

3. At least one wall switch controlled light or outlet must be provided in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits and all habitable rooms, per E3801.

4. Provide an exterior outlet at grade level located at both the front and back of the dwelling, per E3801.7. These outlets shall be GFI protected, per E3802.3.

5. Indicate the location of all air conditioning and heating units, air handlers, compressors and disconnects.

6. Indicate size and type of feeder to subpanel.

MODEL ENERGY CODE:

1. Provide Energy Calculations per IECC, or comply with IRC Chapter 11.

2. Call out on the plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.
