PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.


SITE PLAN:

1. INDICATE THE LOCATION OF GAS, WATER, ELECTRIC AND SEWER OR SEPTIC LINE ON THE PROPERTY, AND
WHERE THEY ENTER THE BUILDING. PROVIDE THE LOCATION OF YOUR WATER METER AND SEPTIC SYSTEM
IF IT EXISTS.

2. SHOW THE LOCATION(S) OF ALL RETAINING WALLS PER DETAIL M/D2.


FLOOR PLANS:

1. PROVIDE ACCESS TO EACH SEPARATE ATTIC AND CRAWL SPACE THAT EXCEEDS 30SF. DESIGNATE
LOCATIONS ON THE DRAWINGS. OPENINGS SHALL NOT BE LESS THAN 22" BY 30". THE ATTIC ACCESS SHALL
PROVIDE A MINIMUM OF 30" OF HEADROOM, AND SHALL BE LOCATED IN A HALLWAY OR READILY
ACCESSIBLE SPACE PER R807.

2. COMPLY WITH R309.2. PROVIDE ½" GYPSUM BOARD ON ALL WALLS COMMON TO THE GARAGE AND HOUSE.
WHERE SEPARATION IS A FLOOR-CEILING ASSEMBLY, THE STRUCTURE SUPPORTING THE SEPARATION SHALL
ALSO BE PROTECTED BY A MINIMUM ½" GYPSUM BOARD OR EQUIVALENT. NOTE DOORS BETWEEN HOUSE
AND THE GARAGE SHALL BE MINIMUM 1-3/8" SOLID CORE, PER R309.1

3. DETAIL AND SPECIFY STAIR WIDTH (MINIMUM 36"), RISE AND RUN (MINIMUM 10" TREAD DEPTH AND 7 ¾"
MAXIMUM RISER HEIGHT PER R314), LANDING WIDTH (PER R312), HANDRAIL HEIGHTS (PER R315),
GUARDRAIL HEIGHT (PER R316) AND INTERMEDIATE RAIL SPACING (PER R316). LIMITATIONS FOR ORNAMENTAL GUARDS PER (R316.2).


STRUCTURAL PLANS:

1. PROVIDE MANUFACTURER'S CALCULATIONS AND DATA FOR PRE-FAB TRUSSES AND GLULAM BEAMS. TRUSS
CALCULATIONS MUST BE SIGNED, DATED AND WET-SEALED BY AN ENGINEER WHO IS REGISTERED IN
ARIZONA. TRUSS CALCULATIONS SHALL BE CROSS-REFERENCED TO THE FLOOR PLANS. ALSO, THE
ENGINEER OF RECORD SHALL REVIEW AND "SHOP DRAWING" STAMP APPROVAL ON TRUSS CALCULATIONS.

2. SPECIFY AND DETAIL ALL OVER FRAMING. IF SOLID SHEATHING IS USED ON THE LOWER TRUSSES, PROVIDE
MINIMUM OPENINGS OF 22" BY 30" FOR ACCESS AND VENTILATION INTO OVER FRAMED AREAS (>30 S.F.). IF
SOLID SHEATHING IS NOT USED ON LOWER TRUSSES, PROVIDE DETAILS FOR BRACING OF TOP CHORD OF
LOWER TRUSSES.

3. SPECIFY WEIGHT OF ROOF SYSTEM ITEMS (IE WEIGHT OF SELECTED TILE). PROVIDE ICBO EVALUATION
REPORT NUMBER AND MANUFACTURER OF ALL CONCRETE OR CLAY-TYPE ROOFING.

ELEVATIONS:

1. SHOW CALCULATION OF ATTIC VENTILATION AREA IN COMPLIANCE WITH R806.2. NOTE LOCATION OF ALL
VENTS NEEDED TO COMPLY.


SECTIONS - DETAILS - MISC. NOTES:

1. ON STANDARD DETAIL SHEETS AND NOTES, CROSS-OUT ALL DETAILS OR NOTES THAT DO NOT APPLY OR WERE NOT USED. SEE NOTE #1 ON SHEETS E-1, M-1, P-1, A-2 AND SHEET A-4 NOTE #5.

2. CONFLICT ON PLANS: SEE SHEET D-2 THERE ARE (2) DETAILS WITH THE REFERENCE DESIGNATION "R"; CLARIFY.

3. PROVIDE STRUCTURAL CALC'S FOR ARCH WALL. SEE DETAIL D/ D3.

4. PROVIDE STRUCTURAL CALC'S FOR RETAINING WALLS OVER 4' HIGH MEASURED FROM THE BOTTOM OF THE FOOTING TO THE TOP OF WALL. SEE DETAIL M/D2.


PLUMBING PLANS:

1. DRAWING OF WASTE LINES ARE INCOMPLETE. SHOW SIZES OF ALL WASTE LINES.

2. WATER LINE: PROVIDE THE SIZE OF LINE FROM THE METER TO THE WATER HEATER AND THE MAXIMUM DEVELOPED LENGTH.
