Toole, Suite 1050 Tucson, AZ 85701 SUBJECT: T01CM02173 Tucson Meadows Park Expansion RECEIVED: August 14, 2001 COMMENTS: The Site Plan and Drainage Statement have been reviewed and are not acceptable - see comments below. Site Plan Comments 1. The site lies within a FEMA floodplain, zone A. A floodplain use permit will be required prior to approval of the site plan. It appears there may be conflict with the proposed elevations shown in relation to the required elevations per the floodplain use permit. 2. Provide a general note on the plans stating a floodplain use permit is required for lots… 3. The abandonment of the 18" pipe located within the Pantano Wash at the north end of the development will have Pima County Flood Control jurisdiction. Pima County must issue permits. Call this out on the plans and state / show how the bank protection will be fixed. 4. Provide some spot elevations of the existing structures located along the westerly side of the development. 5. It appears there may be some ponding problems and water filtering over the proposed curb elevations around the intersection of Kentucky Lane and Maryland Avenue given the elevations in the area. Please recheck the area to ensure all flows will be contained within the roadway section. 6. Check the elevations around the drainage outlet area to the south around lot 75 for the same conditions as noted in comment #5 above. 7. Grading note #9 on sheet 9 should call out the 2000 edition of the International Building Code. 8. DSMR 01-20 has been approved eliminating sidewalk and scuppers. Please make the appropriate notes on the plans. 9. Please be advised that the paving and grading plans were reviewed for site plan support purposes only and have not been approved as part of this plan submittal. Drainage Statement Comments 1. It appears portions of the statement are missing. Please insert all sheets of the overall comments at the front of the statement booklet in lieu of the rear. 2. It appears that Figure 4 is missing some of the future drainage areas as called out in Table 1 shown at the end of the statement booklet.
