1. The site lies within a City of Tucson flood hazard area. A floodplain use permit or appropriate sign-off must be obtained from the floodplain section of the Transportation Department prior to re-submittal and approval of the site plan and drainage report.
2. On site refuse collection and appropriate collection area screening will be required per development standard 6-01. Appeals to this standard must follow development standard 6-01.9.0 guidelines. Any appeals granted must be documented on the site plans.
3. Provide sufficient elevation shots and drainage pattern information to demonstrate conveyance of rooftop and parking lot drainage into storm water harvesting areas.
4. Show the water harvesting areas where rooftop and parking lot drainage will be conveyed per the special land use requirements. Show and state the water harvesting areas will be a minimum of six inches deep.
5. Provide lot dimensions and bearings around the property.
6. Show and dimension the Blacklidge Drive right-of-way. Call out and identify the street centerline. Show dimensions from the centerline to existing curb, sidewalk, etc.
7. Show and dimension the existing sight visibility triangles at the driveway entrance along Blacklidge Drive.
8. Show and call out existing drainage patterns (including water harvesting) across the property, proposed and existing finish floor elevations and finish grades.
9. Provide estimated cut and fill quantities.
10. Show and call out all existing easements of record including docket and page reference.
11. Provide existing topographic contours at intervals not exceeding two feet and/or spot elevations as pertinent and a bench mark based on City of Tucson datum including City field book and page number.
12. Show and call out all offsite to onsite flow acceptance points with corresponding Q100 flow quantities.
13. Show and provide appropriate sized openings in the new masonry wall surrounding the development per the revised drainage statement.



Drainage Statement Comments

1. Revise the statement to provide designated water harvesting areas that will accept runoff from the roof tops and parking lot areas per the special exception land use conditions.
2. Revise the statement to identify how the new perimeter wall will impact the site. Demonstrate if any wall openings will be needed to convey offsite to onsite drainage and provide the appropriate calculations to size the openings.



3. Provide a current 200-scale aerial photo-topo map showing the subject parcel, contributing drainage areas and points of concentration and other pertinent information related to the site.
4. It appears that soil type C used in the hydrologic data sheets should be a soil type B. Also the basin factor and runoff coefficients may be incorrect. Please revise the sheets using the appropriate data per the floodplain manual.
