A 10' wide street landscape border is required along Irvington Road and along 13TH Avenue. The street landscape border must be located on the property adjacent to the street property line or on major Streets &Routes adjacent to the MS&R right-of-way line. On streets designated as Major Streets And Routes (MS&R), a portion of the border may be located within the MS&R right-of-way if approved by the City Engineer. The landscape border may be temporarily located within the MS&R right of way subject to approval of a site plan indicating how the project will comply with LUC requirements when the MS&R right of way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner as to the removal of improvements and compliance with the LUC at no cost to the City. The street landscape border must contain the following: a. One 15 gal. canopy tree per 33 L.F. of property frontage minus entry/exit widths. Dimension and provide square footage for all landscape areas. Add canopy trees per LUC 6.2.3 to the street borders, palm trees do not qualify. b. 50% of the landscape border must be covered with shrubs or vegetative groundcover within two years. Tree canopy does not count toward coverage requirements. Provide calculations for vegetative coverage. 2. Within a vehicular use area, one canopy tree is required for every 15 parking spaces provided or fraction thereof. A minimum of 50% of the required trees must be located within the vehicular use area. Please provide calculations for square footage of the vehicle use area, number of spaces required and proposed, and number of trees required on the landscape plan. 3. A 30" screen is required along Irvington Road and 13th Avenue. The screen must be located at the back (property side) of the landscape borders. The screen must be opaque and provide a continuous visual barrier. 4. The refuse storage area gates must provide screening. Indicate on the landscape plan how this will be accomplished. 5. If a screen is stipulated, it may consist of vegetation, an opaque fence (wood or chain link with wood slats) or masonry. If a masonry wall is stipulated, a masonry wall is required. 6. All required landscaping, irrigation systems, walls, screening devices, curbing, and detention basin landscape improvements on the site or within the abutting right-of-way shall be maintained as shown on the approved plans. The property owner is responsible for proper maintenance to achieve permanent, safe, and successful landscaping as required by Article III, Division 7 of the City of Tucson's Land Use Code and Development Standard 2-06. Failure to maintain the improvements or landscaping pursuant to these code requirements constitutes a violation of the LUC. Please add this note to the landscape plans. |
