Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

1. All corrections and revisions shall be made on the original tracings. Return all redlined prints. The final package shall consist of two sets of drawings and related documents, one which the City shall retain and the other set will be stamped and returned to you.

2. To avoid delays, ensure all corrections have been made, are complete and have been coordinated on all applicable details and notes.

STRUCTURAL PLANS:

1. Provide bracing details and notes for exterior frame walls and main cross-stud partitions, or use fully-braced, per R602.10.3. A minimum panel width of 48" is required to effectively brace the partition. See Table R602.10.3, Category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plans examiner. Wind forces for single story residences shall use 90 mph, Exposure "B". Two story residences or areas of higher wind shall use Exposure "C".----------GARAGE FRONT WALL DOES NOT MEET ALTERNATE BRACED WALL DESIGN-------ADDITION OF STEEL COLUMN DOES NOT DO ANYTHING FOR LATERAL LOADS. SUBMIT CALCS.

2. INDICATE SIZE OF FOOTINGS UNDER GARAGE FRONT POSTS

3. FOUNDATION PLAN INDICATES TURN DOWN ON SIDE WALLS OF GARAGE, DETAIL 5/5, IF SO BEAM SIZES ARE MISSING FROM ROOF FRAMING PLAN, IF A FOOTING AND BEARING WALL IS BEING INSTALLED CHANGE DETAIL-----ALSO CHANGE DETAIL 1/5.

4. ON ROOF FRAMING PLAN DETAIL 2/7 DOES NOT REPRESENT TRUSSES TO KC PANELS ---DETAIL CONNECTION
