This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. All plans shall be legible and a scale no smaller than ΒΌ-inch = 1-foot 0-inches shall be used for all floor plans, framing plans and elevations. Details at a minimum 3/8-inch scale. 2. All corrections and revisions shall be made on the original tracings. Return all redlined prints. The final package shall consist of two sets of drawings and related documents, one which the City shall retain and the other set will be stamped and returned to you. 3. To avoid delays, ensure all corrections have been made, are complete and have been coordinated on all applicable details and notes. FLOOR PLAN: 1. In order to be considered a carport, two sides must be open. Relabel carport as garage. 2. Appliances installed in garages shall be mounted on platforms at least 18" above the floor, per M1307.3.---------water heater and furnace with door into garage must be elevated STRUCTURAL PLANS: 1. Where post is removed in garage a new beam must be installed--------specify size of beam 2. Size of beam missing over bay window in family room 3. Specify and detail all overframing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into overframed areas (> 30 s.f.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses. 4. Provide bracing details and notes for exterior frame walls and main cross-stud partitions, or use fully-braced, per R602.10.3. A minimum panel width of 48" is required to effectively brace the partition. See Table R602.10.3, Category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plans examiner. Wind forces for single story residences shall use 90 mph, Exposure "B". Two story residences or areas of higher wind shall use Exposure "C".----------GARAGE FRONT WALL DOES NOT MEET ALTERNATE BRACED WALL DESIGN 5. Remove callouts for alternate method of framing instead of k.c. panels-----if a change is required at a later date a revision to plans can be made at that time MECHANICAL PLANS: 1. Gas appliances shall comply with Chapter 17 combustion air requirements. Detail how this is achieved.-------for existing water heater and furnace 2. If the heating or air conditioning equipment is located in the attic, show location of access, catwalk and working platform. Show provisions for and route of secondary condensate drain, per M1305.1.3. MODEL ENERGY CODE: 1. Provide Energy Calculations per IECC, or comply with IRC Chapter 11. 2. Call out on the plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.
