Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken.

GENERAL REQUIREMENTS:

1. All corrections and revisions shall be made on the original tracings. Return all redlined prints. The final package shall consist of two sets of drawings and related documents, one which the City shall retain and the other set will be stamped and returned to you.

2. To avoid delays, ensure all corrections have been made, are complete and have been coordinated on all applicable details and notes.

SITE PLAN:

1. Provide dimensions from all structures to property lines, and show distances between all structures.---------indicate distance between mfg. home and new sfr

FLOOR PLAN:

1. Provide access to each separate attic and crawl space that exceeds 30 s.f.. Designate locations on the drawings. Openings shall not be less than 22" by 30". The attic access shall provide a minimum of 30"of headroom, and shall be located in a hallway or readily accessible space, per R807.

2. Note that bath tub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.

STRUCTURAL PLANS:

1. Provide complete roof framing plans. Show size and span of all beams.------missing for both porches

2. Specify and detail all overframing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into overframed areas (> 30 s.f.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses.

3. Completely detail all connections and cross-reference to the foundation and framing plans:
- Beam to masonry column -missing for porches
- Hanger types
- Straps

4. Specify weight of roof system items (i.e. weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type tile roofing.
5. Indicate size and location of all masonry lintels.

ELEVATIONS:

1. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.

PLUMBING PLANS:

1. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand and size of the meter. See G2412 and Tables G2412.3(1) through G2412.3(6).

2. Water Lines: Provide total fixture demand and maximum developed length per P2903, Tables P2903.6 and P2903.7.

3. Specify compliance with water conservation: water closets 1.6 gallons per flush, sinks and shower heads 3 gallons per minute , per ARS.

4. Provide pressure and temperature relief valve at water heater, per P2803.

MECHANICAL PLANS:

1. Gas appliances shall comply with Chapter 17 combustion air requirements. Detail how this is achieved.-------indicate size

2. Indicate size of all supply and return air ducts.

3. Indicate BTU rating of gas pack.

ELECTRICAL PLANS:

1. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 24" from a receptacle outlet, per E3801.4.1..

2. A receptacle outlet shall be provided adjacent to the basin in each bathroom, per E3801.6. Bathroom outlets shall be on a separate 20-amp circuit with no other outlets, per E3603.4..
MASTER BATH CIRCUIT CANNOT BE TIED IN WITH CLOSET FIXTURES

3. Note that two or more 20-amp small appliance circuits shall be provided to serve all receptacle outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets, per E3603.2 and E3801.

4. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11

MODEL ENERGY CODE:

1. Call out on the plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.
