This letter reflects comments to be addressed. In order to facilitate a shorter backcheck time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken. Note: Additional comments or clarification to the comments on the standard checklist will be noted in italicized type. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. All plans shall be legible and a scale no smaller than ΒΌ-inch = 1-foot 0-inches shall be used for all floor plans, framing plans and elevations. Details at a minimum 3/8-inch scale. 2. All corrections and revisions shall be made on the original tracings. Return all redlined prints. The final package shall consist of two sets of drawings and related documents, one which the City shall retain and the other set will be stamped and returned to you. 3. Pen and pencil corrections on final prints will not be acceptable. To avoid delays, ensure all corrections have been made, are complete and have been coordinated on all applicable details and notes. SITE PLAN: 1. Indicate the location of gas, water, electric and sewer or septic lines on the property, and where they enter the building. Provide the location of your water meter and septic system if it exits. FOUNDATION PLAN: 1. Provide a foundation plan. 2. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used, per Table R401.4.1, a soils report is not required. It is up to the designer/homebuilder to be aware of the soil conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect soils report recommendations. 3. All slabs or pads at door, shall be shown and their thickness specified. Indicate the slopes for exterior slabs, per R312. FLOOR PLAN: 1. Note that bath tub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 2. Note and specify that shower enclosures shall have a minimum finished interior of 900 s.i., and shall be capable of encompassing a minimum 30" circle per P2708.1. All glass enclosures shall be tempered, per R308.4. 3. Show locations of smoke detectors per R317. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. STRUCTURAL PLANS: 1. Provide a complete roof framing plan. Show size, spacing and span of all framing members, including header locations and sizes. 2. Specify lumber grade and species. Specify manufacturer and series on glu-lams and "I" joists. 3. Completely detail all connections and cross-reference to the foundation and framing plans: - Truss to top plate - Sill to slab, anchor bolt sizes and spacing, post to sill plate - ledgers to frame, frame to ledgers - Joist to ledger - Hanger types 4. Provide bracing details and notes for exterior frame walls and main cross-stud partitions, or use fully-braced, per R602.10.3. A minimum panel width of 48" is required to effectively brace the partition. See Table R602.10.3, Category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plans examiner. Wind forces for single story residences shall use 90 mph, Exposure "B". Two story residences or areas of higher wind shall use Exposure "C". ELEVATIONS: 1. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. 2. Note glass in hazardous areas shall be safety glass per R308.4. 3. For thin coat stucco systems, note and specify the ICBO evaluation report number, system name and manufacturer. Note and specify the vapor barrier. SECTIONS - DETAILS - MISC. NOTES: 1. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is built. 2. Note and specify all ledgers and connections to wood, frame or masonry. 3. Cross-sections shall be cross-referenced to the floor plan and framing plans. PLUMBING PLANS: 1. Note on plans: Plumbing shall comply with Chapters 24 through 30 of the 2000 IRC. 2. Note and specify all piping materials. 3. Specify compliance with water conservation: water closets 1.6 gallons per flush, sinks and shower heads 3 gallons per minute, per ARS. 4. Provide pressure and temperature relief valve at water heater, per P2803. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with Chapters 12 through 24, 2000 IRC. 2. Gas appliances shall comply with Chapter 17 combustion air requirements. Detail how this is achieved. ELECTRICAL PLANS: 1. Note on plans: Electrical work shall comply with Chapters 33 through 42, 2000 IRC. 2. Indicate the location of all air conditioning and heating units, air handlers, compressors and disconnects. 3. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.. MODEL ENERGY CODE: 1. Provide Energy Calculations per IECC, or comply with IRC Chapter 11. 2. Call out on the plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.
