This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. All corrections and revisions shall be made on the original tracings. Return all redlined prints. The final package shall consist of two sets of drawings and related documents, one which the City shall retain and the other set will be stamped and returned to you. 2. To avoid delays, ensure all corrections have been made, are complete and have been coordinated on all applicable details and notes. FOUNDATION PLAN: 1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used, per Table R401.4.1, a soils report is not required. It is up to the designer/homebuilder to be aware of the soil conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect soils report recommendations. 2. Footing widths for one-story, per Table R403.1: - 16 " minimum; wood frame 3. All foundation hold downs and anchor bolt spacing for shear walls shall be specified and located. 4. PROVIDE COMPLETE FOUNDATION PLAN----INDICATING LOCATION OF ALL FOOTINGS FLOOR PLAN: 1. Label all rooms and spaces adjacent to new construction. Show all windows and doors in adjacent rooms as well as size of rooms. 2. Is door from existing into new addition a new opening or existing opening? If new provide steel lintel size to support masonary. 3. Note that bath tub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 4. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front of not less than 21" per Figure R307.2. 5. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. STRUCTURAL PLANS: 1. Provide complete roof framing plans. Show size, spacing and span of all framing members, rafters, headers and blocking. 2. Provide bracing details and notes for exterior frame walls and main cross-stud partitions, or use fully-braced, per R602.10.3. A minimum panel width of 48" is required to effectively brace the partition. See Table R602.10.3, Category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plans examiner. Wind forces for single story residences shall use 90 mph, Exposure "B". Two story residences or areas of higher wind shall use Exposure "C". ELEVATIONS: 1. Provide complete drawings of all elevations. Include patio covers, decks, fireplaces and bay windows. Show building heights. 2. Indicate all materials used: stucco, concrete block, glass block, roofing systems, siding, veneers, etc. 3. Note and specify a complete roofing system: roofing type, grade of materials and method of installation per R905. 4. Note glass in hazardous areas shall be safety glass per R308.4. Windows within 24" of a door are required to be tempered glass. SECTIONS - DETAILS - MISC. NOTES: 1. Provide a COMPLETE building cross-section. More than one may be required to clearly illustrate how the structure is built. 2. Note and specify the size, spacing and length of embedment of anchor bolts for sill plates, top plates and ledgers. 3. Cross-sections shall be cross-referenced to the floor plan and framing plans. PLUMBING PLANS: 1. Min. horizontal waste line is 2". [for lav.]---------provide vent for lav., max. distance for 2' waste to vent is 5' 2. Specify compliance with water conservation: water closets 1.6 gallons per flush, sinks and shower heads 3 gallons per minute , per ARS. 3. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand and size of the meter. See G2412 and Tables G2412.3(1) through G2412.3(6). ELECTRICAL PLANS: 1. At least one wall switch controlled light or outlet must be provided in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits and all habitable rooms, per E3801. 2. Indicate the location of all air conditioning and heating units, air handlers, compressors and disconnects. MODEL ENERGY CODE: 1. Provide Energy Calculations per IECC, or comply with IRC Chapter 11.------required when addition exceeds 20% of existing structure-------see attached MEC calc. sheet 2. Call out on the plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.
