This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 IRC. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. All plans shall be legible and a scale no smaller than ΒΌ-inch = 1-foot 0-inches shall be used for all floor plans, framing plans and elevations. Details at a minimum 3/8-inch scale. 2. All corrections and revisions shall be made on the original tracings. Return all redlined prints. The final package shall consist of two sets of drawings and related documents, one which the City shall retain and the other set will be stamped and returned to you. 3. To avoid delays, ensure all corrections have been made, are complete and have been coordinated on all applicable details and notes. FOUNDATION PLAN: 1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used, per Table R401.4.1, a soils report is not required. It is up to the designer/homebuilder to be aware of the soil conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect soils report recommendations. 2. Dimension the stem wall thickness, footing width thickness and depth into undisturbed soil for each footing type and condition, per Table R403.1. - 16" minimum width; conventional light frame/wood/metal - min. 6" clearance from natural grade to sill plate 3. Note and detail minimum reinforcing, or provide code justification of alternate: - Stem Wall - One (1) #4 rebar in the bottom of the footing and one (1) #4 rebar in the top of the stem on braced walls, per R602.10.6. FLOOR PLAN: 1. Provide access to each separate attic and crawl space that exceeds 30 s.f.. Designate locations on the drawings. Openings shall not be less than 22" by 30". The attic access shall provide a minimum of 30"of headroom, and shall be located in a hallway or readily accessible space, per R807. 2. Note that bath tub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 3. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front of not less than 24" per Figure R307.2. 4. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. 5. Show locations of smoke detectors per R317. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. STRUCTURAL PLANS: 1. Provide complete roof and floor framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glulams, lintels, headers, ledgers and blocking. PROVIDE SPECIFICATIONS FOR GIRDER TRUSS AS WELL AS TRIBUTARY WIDTH OF EXISTING ROOF[ WHERE IS THE OTHER BEARING WALL IN EXISTING] ---ALSO DETAIL CONNECTION OF EXISTING ROOF TO NEW GIRDER TRUSS OR BEAM 2. Provide header and lintel sizes and locations------lintels missing in existing masonry wall for glass block windows and headers missing for bearing walls of addition. 3. Provide manufacturer's calculations and data for pre-fab trusses and glulam beams. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. Also, the Engineer of Record shall review and "shop drawing" stamp approval on truss calculations.---IF APPLIES 4. Specify and detail all overframing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into overframed areas (> 30 s.f.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses. 5. Completely detail all connections and cross-reference to the foundation and framing plans: - Rafters to top plate - Rafters to girder truss or beam - Collar ties required at min. 4' oc in bottom 2/3 of rise ELEVATIONS: 1. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. SECTIONS - DETAILS - MISC. NOTES: 1. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is built. 2. Cross-sections shall be cross-referenced to the floor plan and framing plans. PLUMBING PLANS: 1. Note and specify all piping materials. 2. Provide plumbing plan 3. Specify compliance with water conservation: water closets 1.6 gallons per flush, sinks and shower heads 3 gallons per minute , per ARS. MECHANICAL PLANS: 1. The dwelling must be provided with heating capable of maintaining a room temperature of 68 degrees at a point 3' above the floor, per R303.6. ELECTRICAL PLANS: 1. At least one wall switch controlled light or outlet must be provided in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits and all habitable rooms, per E3801. 2. A receptacle outlet shall be provided adjacent to the basin in each bathroom, per E3801.6. Bathroom outlets shall be on a separate 20-amp circuit with no other outlets, per E3603.4.. 3. All receptacle outlets in bathrooms, kitchens, unfinished basements, garages or carports, at grade level and within 6' of a wet bar or kitchen sink, shall have ground fault circuit interrupting protection. Note on the drawings at each outlet requiring such protection, per E3802. 4. Where ceiling fans are shown on the plans, provide a note indicating that only approved outlet boxes shall be used, per E3805.
