Site plan must be approved before grading plan approval. 2. Basin and channel are drawn incorrectly. Draw both in their actual location based on setbacks from property lines and existing and proposed grades. 3. All drainage construction must be constructed within Phase 1. 4. The International Building Code (IBC) is the current code used for grading. 5. Delete the "Type 2 grading note" as this applies in Pima County, not the City of Tucson. 6. Engineered grading requires a soils engineering report and an engineering geology report per Chapter 36 of the IBC, including local amendments. The soils report should also evaluate the specific material to be used berms along the channel and retention basin. 7. A Floodplain Use Permit is required prior for any work performed in the regulatory floodplain. A portion of this site is shown to be within a City of Tucson flood hazard area. 8. The portion of the "bleed pipe" into Nebraska Wash must be RCP or DIP since Nebraska Wash is a public drainageway. The dedication information for Nebraska Wash should be shown. The decision on whether to allow the "bleed pipe" will not be made until the results of the required percolation test are given within the drainage report. 9. Show the 100-year floodplain. 10. Show extent of grading. 11. Erosion protection and grade control are necessary where the channel plunges into the basin. 12. The Bottom elevation and WSEL as shown on the plan view differ from that shown on Cross-Section B-B (that's both the B-B on the left and the one on the right). |
