A general paving and grading note should be added that states a separate right-of-way permit is required prior to commencing any work in the public right-of-way. 3. A general paving and grading note should be added that states this development is designed to be in conformance with City of Tucson Floodplain Use Permit Number 1013. 4. The street intersection, Campbell Ave. and Broadway Boulevard, should be replaced with the project address, 1940 E. Broadway Boulevard, and plan number, T01BU00458, in the plan title on sheet 1. 5. Section C on sheet 5 proposes approximately 19-feet of pavement widening. However, the plan on sheet 3 does not show any such widening. The section and the plan view should be consistent. 6. If pavement widening is proposed along the Broadway frontage, the Permits and Codes Section of the Department of Transportation Engineering Division at 791-5100 to coordinate a private improvement agreement. This grading plan will not be approved until such coordination has begun. 7. If pavement widening is proposed along the Broadway frontage, the existing non-complying sign at the intersection of Broadway Blvd. And Norris Avenue may be in the sight visibility triangle and will need to be relocated. This issue would have been noted during the site plan review phase if the proposed pavement widening had been shown on the site plan. 8. The pavement structural section as called out in the legend and as specified in construction notes 11 and 12 do not agree. The legend and the notes should be corrected accordingly. 9. The elevation callout at the inlet to the retention basin is labeled as C.O. which is typically used for a plumbing cleanout. This notation should either be added to the legend or changed. 10. The heavier right-of-way boundary lines and the lighter property boundary lines appear to have been used indiscriminately. The correct public right-of-way lines should be shown correctly on the plan. Especially along the Broadway Blvd. Frontage where there appears to be right-of-way boundary shown that is not in agreement with the approved site plan. 11. The symbol used on this plan for survey monuments is the same as the City of Tucson standard symbol for a sanitary sewer manhole. A different symbol should be used, preferably the C.O.T. standard symbol, for survey monuments. 12. All proposed sidewalk along Kino Boulevard and Broadway Boulevard shall be a minimum 6-feet in width. The new 6-foot sidewalk will be smoothly transition back to the existing width where it joins existing sidewalk. 13. The preliminary grading plan shows a section of stormdrain outletting the retention basin. This stormdrain is not shown on these grading and paving plans. If this section of stormdrain is still proposed, it must be shown on these plans with all pertinent details, grades, elevations, specifications, etc. shown on the plan. 14. The existing right-of-way along Kino Blvd. fronting the excluded site at the southwest corner of this project should be shown on the plan. 15. The proposed catch basin and associated stormdrain along the right-of-way at the southwest corner of the project must be coordinated with the Permits and Codes Section of the Department of Transportation Engineering Division at 791-5100 to be included in a private improvement agreement. This grading plan will not be approved until such coordination has begun. 16. This plan needs to include details and specifications for the proposed drain in the concrete truck bay at the south side of the building. The plan should show how and where to the system will drain. Stormwater collection may not be discharged into the public sewer system. 17. Section B on sheet 5 should show the sidewalk within the right-of-way as new and 6-feet wide. 18. Section B on sheet 5 should show the basin cross-section with a bottom elevation of 35.0, a bottom width of 9-feet, and a top width of 26-feet to agree with the plan on sheet 3. 19. Section C on sheet 5 should show the sidewalk within the right-of-way as 6-feet wide. |
