COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. CODE SECTION/ DEVELOPMENT STANDARD

1. This parcel has been recently been replatted. Please add the new legal description of this parcel as described per the new Map and Plat.

2. In addition to the existing sight visibility triangles, the future sight visibility triangles must be shown for the driveway entrance along Sixth Avenue.

Based on the Major Streets and Routes Plan Map, Sixth Avenue is designated as a major street and is projected to be widened to a total right-of-way width of 100 feet with 50 feet half right-of-way. Please show on the plans the future location of the curb and six-foot wide sidewalk. The curb location per the 100-foot cross section is to be located eleven feet from the property line. The back of the six-foot wide sidewalk will be located 2-1/2 feet from the property line. Revise as required.

3. Clarify if the east side driveway entrance is strictly for the Fire Department use. If the tenants of the apartment complex are to be allowed to use the driveway as a second entrance and exit the minimum width of the driveway must be 24 feet for two-way traffic. DS 2-02.2.1.A.11

4. A sidewalk is required adjacent to any PAAL that provides access to a project. A four-foot sidewalk must be provided adjacent to the west side driveway entrance (PAAL). The sidewalk must connect with the sidewalk in the Sixth Avenue right-of-way. If Engineering section does not require a sidewalk to be constructed along the frontage of this property the sidewalk may terminate at the property line. The required sidewalk must connect to the onsite pedestrian circulation (sidewalk) either by crosswalk or abut the onsite sidewalk. All required sidewalks must be four foot wide and constructed of concrete or similar hardness. DS 2-02.2.1.A.12 and 2-08.3.0, .4.0, .5.0

5. If applicable to this project show the locations, type and size of all proposed signage. DS 2-02.2.1.A.13

6. The zoning classifications for the parcels across Sixth Avenue are C-2 and R-2. Revise as required.

9. While the turning circle at the east end of the development provides an adequate radius for solid waste collection vehicles, the sharp turn back to the west into the PAAL does not provide an adequate radius for maneuvering. Adequate solid waste collection vehicle maneuvering must be demonstrated on sheet AS1 of the site plan. All curb radii should be annotated, demonstrating compliance with Development Standard requirements. (Dev. Std. 2-02.2.1.A.32)
10. Please add a note to sheet AS1 of the site plan stating that landscaped areas are to be depressed 6-inches to maximize stormwater harvesting. (Land Use Code 3.7.4.5.B)
11. All proposed drainage channels should be shown on sheet AS1 of the site plan.
12. The detention/retention basin outflow structures should be shown and identified on sheet AS1 of the site plan.
13. Section 6 shown on sheet AS3 should indicate how the drainage channel proposed in the drainage report will be accommodated.
